Renovation of a mixed-use development in Los Angeles, California. Completed plans call for the renovation of a laboratory facility; and office development.

PREQUALIFICATION OF PROSPECTIVE BIDDERS: The University has determined that bidders who submit bids on this project must be prequalified. Prequalified bidders will be required to have the following California contractor's license(s): B License (General Building) GENERAL DESCRIPTION OF WORK: The Macdonald Medical Research Laboratory (MRL) Building is a 9 story, 137,839 GSF research laboratory building. A Deep Energy Efficiency Program is being implemented, with the goal to reduce energy consumption. The project scope is for the main laboratory spaces and includes energy conservation measures related to the building ventilation and air distribution system. Mechanical and lighting improvements are needed to reduce energy consumption in the MacDonald Research Laboratory (MRL) building. Work shall include converting laboratory and office air handling units from Constant Air Volume (CAV) to Variable Air Volume (VAV), upgrading mechanical systems to direct digital control (DDC), providing occupancy sensors and modify exhaust controls on fume hoods, converting pneumatic office zones to DD, providing a new heat recovery chiller, replacing existing lighting with LED and repair of finished impacted by work. The entire project scope of work shall be performed in a fully operational and occupied building, beneficial occupancy can be defined for the occupied area(s) or systems. Work shall be performed during regular and off-hours depending on location of work and sensitivity of work to building occupants. Estimated Construction Cost: $2,823,000.00 *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. No contractor or subcontractor, regardless of tier, may be listed on a Bid for, or engage in the performance of, any portion of this project, unless registered with the Department of Industrial Relations pursuant to Labor Code section 1725.5 and 1771.1. This project is subject to compliance monitoring and enforcement by the Department of Industrial Relations. The successful Prequalified Bidder shall pay all persons providing construction services and/or any labor on site, including any University location, no less than the UC Fair Wage (defined as $15 per hour) and shall comply with all applicable federal, state and local working condition requirements. The University reserves the right to reject any or all responses to Prequalification Questionnaires and to waive non-material irregularities in any response received
