Construction of a continuing care retirement community, which includes a variation of permitted and complementary uses, and has been designed to offer a wide variety of resident amenities and services for different levels of retirement care. Overall, the development contemplates 31,463 square metres of retirement home and associated service uses, 355 square metres of pharmacy, and 417 square metres of daycare services. The retirement home component of the proposed development is split between 338 units, consisting of various types. These include Independent Living, Supported Living, Memory Care and Assisted Living units. The parking areas are divided into two lots that contain a total of 227 parking spaces (including 21 tandem spaces). 89 spaces are provided for the residential units, with 86 general visitor spaces, 15 spaces for the pharmacy/office and daycare uses, and 37 additional spaces. 30 bicycle parking spaces are proposed given that the average age of residents in the facility is 84 and are predominantly persons with mobility constraints. TIMELINE: The owner's agent is seeking city of Toronto site plan approval, the third submission was made April 2024 based on comments from city staff. Working drawings are underway. The procurement method is being finalized. It is not determined if a tender will be issued, or a contractor will be invited for this project. Construction is expected in 2024 pending approvals.
