Renovation of a municipal facility in San Angelo, Texas. Completed plans call for the renovation of a municipal facility.
**As of May 3, 2021, this project has not yet been awarded. A timeline for award has not been established. The Health and Human Services Commission ("HHSC" or "Owner") is soliciting proposals ("Proposals") for the selection of a Construction Manager-at-Risk ("CMR") to provide the following services: (i) pre-construction services, such as constructability guidance, cost estimates, site evaluations, and construction schedules; (ii) upon completion of the design development phase, provide a Guaranteed Maximum Price ("GMP") at the election of HHSC; and (iii) perform complete construction services consistent with the construction manager-at-risk delivery process described in the attached draft contract between Owner and Construction Manager-at-Risk for Project No. 20-124-SGL, Multiple Buildings Renovations San Angelo State Supported Living Center (the "Project"). Project Description: 2.2.1.1 Provide new Code compliant windows and security screens in up to eight buildings: Buildings 500, 514, 516, 519, 547, 553, 614, and 724. 2.2.1.2 Provide new Code compliant elevator additions in up to two buildings: Buildings 502 and 505. 2.2.1.3 Provide new thermostats and controls to all fan coil units (FCUs) in up to nine buildings: Buildings 501, 502, 504, 505, 508, 509, 510, 511, and 516. 2.2.1.4 Provide new enclosed stairwells in up to ten buildings: Buildings 501, 502, 504, 505, 508, 509, 510, 511, 512, and 516. 2.2.1.5 Repair by replacement fixtures and finishes in all showers in up to eight buildings: Buildings 501, 502, 504, 505, 508, 509, 510, and 511. 2.2.1.6 Abate asbestos containing materials (ACM) and lead based paint (LBP) as required for new work. 2.2.1.7 Phase work as required to minimize impact to Facility operations. 2.2.1.8 Actual buildings selected for work will be finalized after review of A/E's Schematic Design cost estimate, and will include only a reasonable amount for ADD ALTERNATE(s) carried to final design and construction. Deadline for Submitting Questions Tuesday 3/9/2021 by 5:00 P.M. Central Time Submit a security bond in the form of a cashier's check, certified check, or original bid bond payable to the Health and Human Services Commission, in an amount of $25,000.00, to be held by the Owner's representative in accordance with Exhibit H. No other form of security will be accepted. All requests, questions, or other communication about this Solicitation shall be made in writing to the HHSC Point-of-Contact for this Solicitation. All communications between Respondents and other HHSC staff members concerning the Solicitation are strictly prohibited. Failure to comply with these requirements may result in disqualification of Respondent's Proposal.
