Following selection, the CM/GC will join the City, the Project Manager, and the design team to participate in the constructability process and completion of the design. If successful at the close of the CM process, the CM/GC will be authorized to proceed with the construction work which is anticipated to begin in the fall/winter of 2022, pending adequate funding. The anticipated cost for this project including the entire scope of the project is $17,000,000 (Seventeen Million dollars). Currently the City has a budget of $12,000,000.00 in funds available, with additional funding coming from ADF&G for the Launch Ramp portion of work in 2023/24. ALL portions of the project will be awarded, with some such as the Launch Ramp requiring work in different phases. The City has contracted with PND Engineers to develop the drawing set through the 65%+ phase, as a collaborative group we plan on working with the chosen general contractor to complete the deign within our specified budget. Ordering materials due to long lead times is expected to begin in the fall of 2022 with construction beginning in 2023-2024. For the construction services phase of the project the CM/GC shall furnish a one hundred percent (100%) performance bond and a one hundred percent (100%) payment bond on the forms provided in the contract documents with a qualified corporate surety. No bid bond is required with this RFP response. The most current prevailing wage rates as defined by the State of Alaska, Department of Labor, Laborer's & Mechanics' Minimum Rates of Pay Pamphlet (Title 36) are required on this project. The appropriate wage determination will be those in effect at the time that the GMP contract amendment for any portion of the work is signed. The City reserves the right to: (1) Modify or otherwise alter any or all of the requirements herein. In the event of any modifications, all selected respondents will be given an equal opportunity to modify their proposals in the specific areas that are requested.
