Renovation of an elderly care / assisted living facility in Abilene, Texas. Working plans call for the renovation of a elderly care / assisted living facility.
**As of May 4, 2021, no bids were received. PROJECT DESCRIPTION AND COST OF THE WORK: Construction-Manager-at Risk shall perform and coordinate all pre-construction and construction services for the following project as a single package or in multiple combination packages. Project includes temporary electrical generation, heating and cooling where required while permanent components are being replaced. Provide Emergency generators complete w/ foundations, ATS and associated wiring for Buildings 5961, 5962, 633, 634, 635, 636, 645, 646, 647, 648, 664, 649, 501, 510, 637, 638, 639, 640, 597, 652, 669, 670, 671, 672, 673, 674, 675, 676, 592, 591, 659, and 547. Installation shall be complete in all respects, including testing, ready for use. Install new boilers for the laundry, building 656. Boilers to be complete to provide steam for the commercial laundry including all steam piping, vents, condensate unit, and gas piping and all connections for a complete and operational system. Provide Heat Sensors for Buildings 669, 670, 671, 672, 673, 674, 675, 676, and 677. Installation shall be complete in all respects, including testing, ready for use. Provide HVAC equipment replacements/upgrades for Buildings 501, 521, 664, 570, 652, 646, 648, 650, 651, 509, 524, 530, 591, 592, 647, 649, 657, 662, 677, and 680. Installation shall be complete in all respects, including testing and connection to BAS system, ready for use. In lieu of a personal site visit because of Covid-19 issues, Respondent must carefully review Exhibit I, Project Site Conditions Photobook consisting of a PowerPoint of the site conditions as visual aids to assist in determining the costs for the Project. PHASE ONE: Collaborate with HHSC and its architects and engineers (A/E), FAI Engineers, Inc., during the drafting and completion of the Construction Documents. The Respondent's expertise will be used to affect value engineering, establish a project schedule, and ultimately determine the Guaranteed Maximum Price. The services include, but are not limited to, attendance at meetings, and consultation regarding plan reviews, constructability reviews, and cost estimating. PHASE TWO: In accordance with the approved schedule and GMP, Contractor shall facilitate bidding and selection of subcontractors in compliance with HUB requirements, and provide and/or secure and install all materials, labor, coordination, management and supervisory activities necessary to complete construction of the Project in accordance with the drawings, specifications and other contract documents that will be prepared by the A/E and HHSC., ready for use.
