Renovation of a mixed-use development in Minneapolis, Minnesota. Completed plans call for the renovation of a 20,100-square-foot, one-story above grade educational facility.

Question Cutoff Date 8/19/2021 01:00:00 PM (ET) Workforce levels of participation 32% Minority Employees; 20% Female Employees; 2% Disabled Employees. The scope of the Project includes the renovation of Phillips-Wangensteen Building (PWB) 4th Floor (20,100 Sq Ft) for new office space for Medical School Admissions, as well as a new active learning classroom and five active teaching labs with associated lab support, office and storage, for the College of Sciences and Engineering's Department of Biomedical Engineering (BME) and the Medical School's Department of Integrative Biology and Physiology (IBP). The full extent of the existing interior level four will be renovated to align with the recently renovated levels 2, 3 and 5 of PWB with the new adjacent Health Sciences Education Center building construction. Facilities upgrades at level 4 also include restrooms, elevator lobbies, collaboration spaces, IDF, electrical and custodial rooms. In addition, upgrades to elevator and shafts are anticipated for code required fire rating alignment along with select mechanical upgrades to the building's general exhaust system The selected Respondent is requested to provide proactive/ responsive pre-construction cost estimating services with coordination of the selected A/E firm to ensure the Project stays on budget and schedule. Provide an immediate validation of the in progress Schematic Design program with a cost estimate after award (coordinate with A/E). A complete milestone estimate is required at minimum at Schematic Design and at the time of GMP (Design Development). The renovation will comply with the B3/ SB 2030 Energy Standard. Hazardous material abatement will be performed by the University of Minnesota but the selected Respondent is to coordinate appropriately for demolition coordination and schedule. The selected Respondent will need to consider the impact of construction activities as PWB is an active teaching/ occupied building along with consideration to site staging/ material delivery. Perkins&Will is the Architect/Engineer of Record for the Project.
