Homecoming is requesting qualifications from qualified, licensed architectural firms, hereinafter referred to as the "Architect," to provide professional and technical services on projects of various scope and size in the City of Ventura. Services will include, but are not limited to, typical architectural services including assessment, planning and design for new construction and rehabilitation residential housing with the goal of producing safe, clean, energy efficient affordable housing which is an asset to the community. The selected firm may also perform related services, including landscape architecture and civil engineering. Projects may include: 1. New construction of approximately 35 new apartments at 1216 East Santa Clara Street, Ventura, and rehabilitation of 12 nearby apartments; and 2. New construction of approximately 34 for sale homes or condominiums on Barnett Street in Ventura. Affordable Housing - Federal & State Funding Sources - The projects' new construction and rehabilitation will be funded with sources which may include Low Income Housing Tax Credits (LIHTC), tax-exempt bonds, Project Based Section 8, California Housing and Community Department funding, and other affordable housing sources. These funding sources require various certifications from the Architect. Sustainable Design - The projects will be certified to standards including Green Point Rated or LEED. Homecomings will contract under a separate agreement with an energy consultant who is responsible for coordinating and associated energy analyses and verification process. The Method of Contractor Selection has not been determined at this time.
