4/26/2021 3:00 Pm (Ct) - Deadline for Questions 1. The location of the project site is: 3333 N. Mesa St., El Paso, TX 79902. The approximate square footages are provided for the convenience of the bidding contractors. Contractors shall verify all measurements on the roof. Differences in square footages from those published here shall not generate change orders. Please notify UTEP Planning & Construction if you find any large discrepancy in square footages. Main roof + Penthouse roof = 34,000 SF. See Image 2. 2. Remove existing roofing system, BUR and insulation down to metal deck. 3. Remove all existing flashings and base tie-ins for BUR roof system. 4. Waste materials, debris, etc. shall be properly disposed of daily. Contractor is to provide their own dumpster at Contractor cost. Project site must remain clean and rubbish free at all times. 5. The existing metal deck substrate should be examined and any deteriorated sections of the metal deck be replaced. Replacement metal roof deck panels are to be fastened to the existing joists, not the existing deck, by welding or mechanically fastening according to the requirements of the Steel Deck Institute (SDI) or FM. End laps and side laps should be checked and all loose sections re-secured. Prior to any repair of metal deck, Contractor is to inform UTEP. Areas of metal deck that have surface corrosion but are not pitted should be properly prepared and field coated with rust-inhibiting paint. Notify the Owner after repair or painting but prior to roofing, the deck should be inspected. The removal of the existing roof system shall be coordinated with the installation of the new roof to prevent exposure to weather conditions and potential water infiltration into the building. 6. Take out old abandoned curbs. Replace deck, reference note 5. 7. Furnish and install 1/2 " Faced, High-Density Polyisocyanurate Insulation Cover Board and Taper and Crickets (where needed). 8. Furnish and install a new .060 TPO membrane, complete with all flashings, accessories and pipe supports for a complete and water-tight roofing system in accordance with approved Manufacturer's requirements and details. Refer to Specification SECTION 07 54 23 TPO Membrane Roofing. 9. Furnish and install new expansion joint dividing roof areas North and South. 10. Provide all necessary flashings, walk pads, pipe penetration (field wrap), and all related roofing accessories for a complete warranted roof system. Contractor to provide approved manufacturer standard roofing detail submittals. Walk pads to be located around all roof top units only and at access point to the roof. Existing coping to remain, verify condition & repair as required. Terminate TPO membrane on face of parapet wall in accordance with approved Manufacturer's requirements and details.
