Renovation of an educational facility in Boulder, Colorado. Conceptual plans call for the renovation of a educational facility.
This is a Request for Qualifications for Architectural/Engineering consulting services for a Phase II Fleming Building Renovation. Phase I renovations were completed in 2020 and included the Fleming 'Tower' building systems upgrades and interior renovation for the School of Education (SOE). This Phase II project will provide additional space for the SOE and include interior renovation of 10,000 to 30,000 assignable square feet (ASF) in the center area of Fleming, basement through second floor. Of the ASF, some areas will have minor renovations for finishes only and other spaces will include more extensive renovations as is required to stay within the specified project budget. The Phase I project included replacement of the building mechanical AHU's in the central basement level, provided new data closets without equipment in the central area of the building, and abated some areas of ceilings at corridors. The Phase II project will include some building systems improvements: fire suppression systems, electrical, HVAC, and abatement but it is not the intent to upgrade all the center areas or renovate stairs, exterior envelop, or other major building systems unless necessary or required by code. The project anticipates only interior renovations and will be designed with the goal of L E E D for Interiors - Gold. The total project (soft and hard costs) is budgeted at $5.5M with a construction budget of $4.2M. A sustainability consultant to administer LEED USGBC certification and energy modeling (if needed) will be under contract to CU Boulder to work directly with the selected A/E team. The project qualifies as a Capital Construction Project and will need to be sent to the Board of Regents (BOR) for review and spending authority approval at the end of the Schematic Design Phase. Materials for BOR including a program plan will be prepared by the CU planning staff based on program data, design floor plans, systems and scope narrative, cost estimate, and schedule provided by the architect and consultant team. It is assumed that this project will not need to go to the Design Review Board as renovations are limited to interior work only. The architect will need to have a consultant to prepare estimates and schedules for the project during the pre-bid phases.
