Site work and new construction of a multi-residential development in Edmonton, Alberta. Completed plans call for the construction of a 41,322-square-foot, two-story above grade, 70-unit, 69-space multi-residential development.

The immediately developable residential project consists of approximately 70 townhomes to be constructed on a site in the Ogilvie area of Edmonton, AB. This area was formerly a surplus school site owned by the City of Edmonton. The site was acquired by HomeEd in 2023. ACI Architecture and 5468796 Architecture went through a series of concept plans to establish the preferred and approved site layout and has now submitted the drawings of that concept for a Development Permit (DP). There is a significant grade change of approximately 5m from south to north. In order to achieve a site development that is accessible, safe and well connected, the site will be re-graded to provide access roads and walking slopes of a maximum of 5% (1:20) to the greatest extent possible. The townhouses are organized into 14 building clusters that each hold 5 suites each. The 14 buildings are laid out on the site along 3 private roadways providing garage access, and a network of green spaces and pathways providing pedestrian access. There is one larger greenspace on the West edge of the site creating a shared outdoor amenity area, and doubles as a bio-retention area for on-site storm water management. In addition to the homes, roads and green spaces, the site accommodates garbage collection areas, and site utilities. The typical building design contains 5 townhomes, with 1 accessible suite on the ground floor, which is either a 1 or 2-bedroom unit; and 4 - 2 storey units stacked above. The 4 stacked townhouse units contain a 50%/50% split of both 3-bedroom and 4-bedroom types. The ground floor also holds a shared, 5-car garage providing vehicle and bike parking for the tenants, as well as access up to the shared second floor. This "cluster" of homes creates a unique architectural language along the streets, while also being repeated 14 times on the site for the cost and schedule benefits of repeatability. HomeEd is looking for Proponents to advise on the tradeoffs of starting foundation construction in Fall 2025 or Spring 2026, along with a recommendation. Question Deadline 06/13/2025
