The Comanche Middle School ReRoof project has been put on hold till Summer of 2022. DESCRIPTION OF WORK A. The Work can be described briefly without effect or influence on the requirements of documents listed below as follows for Comanche Middle School. 1. Remove roofing plies; all damaged roof insulation; all membrane flashings at parapets; damaged or rotted wood nailers, all metal and membrane flashings at scuppers; and all metal coping caps in the areas for roof replacement. 2. Replace with new roof insulation to the required thickness, new cover board, new 2-ply styrene-butadiene-styrene (SBS) modified bituminous membrane roofing, new walkway pads, new membrane flashings at parapet wall, new roof expansion joints, new metal and membrane flashings at scuppers, new metal coping caps, and membrane flashings at skylights, mechanical units and piping. B. Summary by References: Work of Contract can be summarized by reference to the Contract, General Conditions, Supplementary Conditions, Specifications Sections as listed in the A Table of Contents@ bound herewith, Drawings as listed in the A Index to Drawings,@ Addenda and Modifications to the Contract Documents issued subsequent to the initial printing of this Project Manual and including, but not necessarily limited to, printed matter reference by any of these. It is recognized that Work of Contract is also unavoidably affected or influence by governing regulations, natural phenomenon including weather conditions, and other forces outside the Contract Documents. Project Description: Reroof to portions of Comanche Middle School as indicated on the Drawings. 1. Tear off the existing modified bituminous membrane base sheet, leaving the deck insulation in place. 2. Install 1/2-inch coverboard over the existing insulation. 3. All new roofs shall be an SBS-modified bituminous membrane, cold adhesive application. 4. Provide a Construction Bid Allowance for the replacement of roof drains at the Owner's discretion. 5. Provide an alternate for the replacement of all roof ladders. Construction Contract: Bids will be received for the following Work: 1. General Contract (all trades). Bidders' Questions: Bidders' written questions shall be submitted to the Architect via e-mail only. Answers will be distributed to all Bidders on generally a weekly basis. Questions will be accepted up to 3 days prior to this Bid date/time. Successful bidder shall begin the Work on receipt of the Notice to Proceed and shall complete the Work within the Contract Time. Work is subject to liquidated damages of $200 per day. Bid security shall be submitted with each bid in the amount of 5 percent of the bid amount. No bids may be withdrawn for a period of 60 days after opening of bids. Owner reserves the right to reject any and all bids and to waive informalities and irregularities Bidders must be certified Firestone Roofing Systems installers ONLY. B. Bidders must be properly licensed under the laws governing their respective trades and be able to obtain insurance and bonds required for the Work. A Performance Bond, separate Labor and Material Payment Bond, and Insurance in a form acceptable to Owner will be required of the successful Bidder.
