Renovation of a municipal facility in Winnipeg, Manitoba. Completed plans call for the renovation of a municipal facility.

The Work to be done under the Contract shall consist of the complete recladding of the two skywalks located at 155 and 185 Carlton Street. The scope of Work for the walkway upgrades includes but is not limited to the following: (a) Demolition and removal of existing windows, cladding, roofing, soffits, precast cladding, precast stabilization anchors, railings, and select mechanical and electrical items. (b) Supply and installation of new exterior cladding, glazing, soffit and roof assembly. This includes a combination of curtainwall with spandrel panels and composite metal panel on the walls, a single skin metal panel on the soffit, and TPO roof system. (c) Interior improvements include the replacement of select floor finishes, painting, refinishing architecturally exposed structural steel, and metal handrails. (d) New mechanical systems, controls and select lighting. (e) The walkways are to remain fully operational during the course of construction. Prepare a fire safety plan and coordinate exit closures with the City and Office of the Fire Commissioner. (f) The occupied part of the walkway shall be separated from the work area by a fire separation having a fire resistance rating of not less than 1 hr. The Services required under this Contract shall consist of a Construction Manager (CM) to plan and administer the work outlined above in accordance with the following: (a) Phase 1 - Pre-Construction (i) The Contract Administrator has completed working drawings and the CM will apply for the building permit. (ii) The CM is to review working drawings and make recommendations as to clarity, consistency, constructability, phasing options, and coordination among the Subcontractors. (iii) Attend regular meeting with the City, Stakeholders, and Contract Administrator. (iv) Prepare a Class 1 Construction Cost Estimate. (v) Make recommendations to the City of any equipment or materials that should be pre ordered to meet the project objective. (vi) Develop a detailed schedule to include all the various components of construction activities (vii) Provide a project plan to include any impacts to Stakeholders, potential risks and timelines. (viii) Coordinate all bid documents for the solicitation of competitive bids for the Work to be performed by Subcontractors. (b) Phase 2 - Construction - services may include but not be limited to: (i) Prepare the prequalification criteria for Subcontractor as required by the City. (ii) Coordinate all bid documents for the solicitation of competitive bids for the Work to be performed by Subcontractors as required by the City. (iii) Solicit no less than three (3) bids for all components of Work required to complete the construction requirements TIMELINE: Mobilization on site April 20, 2022. Trades secured by public bid on the Merx platform. Awards not released.
