Renovation of a multi-residential development in White Plains, New York. Working plans call for the renovation of a multi-residential development.

A timeline for award has not yet been established The WPO building has six elevators, evenly divided between two hoistways. These hoistways are ventilated through the common EMR. The EMR is located on the 18th Floor of the WPO building, which serves as the building's mechanical penthouse. In the 1990's the elevator controls were upgraded to digital controls. For longevity and proper operation of the new controls an local, split, air conditioning unit was installed without consideration of the exiting hoistway ventilation. WPO is located at 123 Main Street, White Plains, NY, 10601. The Consultant shall evaluate and redesign the existing EMR ventilation system to reduce or eliminate the exhaust of conditioned air from the EMR space. This work shall include the evaluation of the ventilation requirements and design of the ventilation systems for the two hoistways (see section "c" below) and adjacent switchgear room (see section "d" below). The Consultant shall evaluate and redesign the air conditioning system for the EMR to sufficiently reject the heat load from the EMR to maintain the required conditions in the space.. The Consultant shall provide design calculation for ventilation and cooling of the space. All sources of heat such as transmission, ventilation, and internally generated heat shall be included. The heat output data for the Otis Elevators is attached to this Scope of Services. Each elevator starts and stops about 120 times per hour. The existing cooling is provided by one (1) 4-ton ceiling-hung, direct expansion (DX), split system air conditioner. This unit shall be removed as part of the scope of this project. NYPA suggests that the Consultant utilize Mitsubishi P-Series Inverter Ceiling Suspended type split system air conditioners, or similar, as the basis of design cooling equipment. Alternative designs may be considered with Authority prior approval in writing. The new EMR cooling system shall provide for 100% of calculated cooling capacity to maintain the room temperature at 75 deg F and 50% RH. Configuration shall be three (3)- 50% capacity units with the controls in a rotating lead lag configuration. The system shall also be monitored and alarm in the Building Engineer's office should a unit fail to start when called upon. Provisions for connection to the future BMS to be installed by others, shall be included in the design. The existing HVAC in the Elevator Machine Room (EMR) at the New York Power Authority's (hereafter, the Authority or NYPA) White Plains Office (WPO) has multiple issues that require the system to be upgraded.
