First, all 43 janitorial slop sink drain lines will need to be flushed or otherwise cleared to the main stack which is approximately 8 feet away. The cast 3 inch p-trap and 3 inch pipe that run to the main 6 inch stack are all original piping and have been blocked up and or had function severely diminished due to corrosion and debris build up since inception. Clearing pipes should extend into the main stack a short distance at each location. Secondly, complete a review of the physical condition, appropriate slope and configuration of the drainage lines for approximately 54 kitchenettes and 43 slop sinks in the Building then report on findings so that remedial action may be completed. This project should have 2 parts, the first being to visually inspect the various lines and list deficiencies against the Ontario Building Code or physical condition and the second being to undertake repairs to correct these issues to ensure proper drainage is achieved. The existing kitchenette drain lines are typically 1.5-2" copper running an average of about 80 feet to the nearest stack; there may be a few other drains (such as tenant AC units) that tie into these lines along the way and the appropriateness of those lines and connections should be considered as well. The janitorial sinks are typically 3" cast iron and run less than 8' to the nearest stack and are typically corroded and accumulate debris; it may be appropriate to clean and line the pipes or replace the lines altogether with cast iron or FX pipe. A strainer that can only be removed with tools should be installed on all slop sinks to prevent debris from entering lines. While there is a typical configuration for these lines, modifications that have been done over the years necessitate a complete review of all lines in order to accomplish the objectives of this project. TIMELINE: Request for Proposal from mechanical consulting services was awarded. No construction will be part of this project. Coverage has been discontinued.
