This renovation project will be constructed under a Single Prime Contract with all Bids received on a lump sum basis. Each Bid Proposal shall include all labor, material, and services necessary to complete the renovation project in strict accordance with the Construction Drawings and Project Manual. Each Bid must be accompanied by a Bid Security, which shall not be less than five percent (5%) of the Base Bid, in the required form and submitted in accordance with the Instructions to Bidders. Bid Security may be a Bid Bond from a surety company, a certified check or a cashier's check. See the Instructions to Bidders for additional information. The Bidder to whom an award is made, shall furnish a 100% Performance Bond & Labor and Material Payment Bond in accordance with the Instructions to Bidders within 10 days of the Notice to Proceed or the Notice of Award. No bid shall be modified, withdrawn or canceled for a period of thirty (30) calendar days after the date and time set for receipt of Bids. The Bidder shall submit a properly executed Contractor's Qualification Statement, AIA Document A305 with the bid. Bidders shall attend a pre bid conference with representatives of the Owner and Architect to discuss demolition sequence, securities, contractor's work and storage areas and requirements for contractor's personnel working on the Project. A tour of the existing building will be held in conjunction with the pre bid conference. No additional costs of any type will be allowed by the failure of the Bidder to avail himself of the privilege of on site inspection and pre bid conference.
