Renovation of a mixed-use development in Salt Lake City, Utah. Completed plans call for the renovation of a educational facility.
The University of Utah is soliciting Construction Management-General Contractor (CM/GC) services for the University Hospital E20 Transplant and Office Build-out Project. The University is seeking an experienced, proactive, detail-oriented and technically proficient CM/GC Team to provide full Construction Management and Bidding services for this project. The overall project encompasses approximately 15,500 sf. The Build-out of Area E - 2nd Floor shell space for Transplant, encompasses Kidney & Liver Clinic and the Kidney/Liver/Pancreas/Lung Transplant Programs. With this new centralized location for all outpatient transplant ambulatory care, adjacent to new Transplant SL office (Area E Room 2400), will improve the efficiency for evaluation and post-transplant care, increase visibility of Transplant related services within the facility, and allow further potential for increased patient care. FLCC: $ 3,962,938.00 All questions must be directed to and uploaded electronically. The Contractor for the project must be a Utah licensed General Contractor. Association with other individuals or contractors having appropriate professional expertise is acceptable. The University will enter into a single agreement with the successful Contractor. A Bid Bond in the amount of five percent (5%) of the FLCC, made payable to the University of Utah shall accompany the cost proposal. Upon Award of the Notice of Intent to the selected bidder (a letter to the Contractor issued by U Facilities) and the official Contract (Contractors Agreement), the undersigned agrees to return the original signed Contract, and deliver acceptable Performance and Payment Bonds in the prescribed form in the amount of 100% of the Contract Sum for the faithful performance of the Contract, and deliver an acceptable Certificate of Insurance, all within ten (10) calendar days of the date on the Notice of Intent, unless a shorter time is specified in the Contract Documents. The University of Utah reserves the right to reject any or all proposals or to waive any formality or technicality in any proposal in the interest of the University. The project will demo certain portions of the existing walls (some smoke/fire rated) and flooring to accommodate the new layout and finishes. o This project will extend the current finishes of the main east-side corridor to the south and will create a new clinic entrance & waiting area that is consistent with Area E Clinics. o The finish of the clinical spaces will match the other clinical spaces in Area E. The consult rooms will be finished with carpeting instead of sheet flooring. o The HVAC work will consist of the extension and build-out of the existing HVAC system to serve this new clinical space. o The plumbing work will consist of providing plumbing to fit out exam room sinks, breakrooms, toilet rooms, and support rooms as required. o The fire protection system will require re-engineering to provide fire protection for the build-out area. The main risers in the stairways are designed to accommodate this new clinical & office area. The existing distribution throughout this area will be reconfigured. If the existing system/layout is replaced in its entirety, the new system must be operational before the existing system is removed. o The medical gases will be distributed to all the exam rooms and support rooms as required. The medical gas risers are designed to accommodate the build-out of this clinic space.
