Renovation of a mixed-use development in Pembroke, New York. Completed plans call for the renovation of a educational facility.

For Pembrook CSD 2021 CIP Project Description The project consists of renovations to the districts Transportation Building. Contract Documents, dated July 26, 2021 were prepared for the Project by SEI Design Group, 224 Mill Street, Rochester, NY 14614. The Work will be constructed under multiple Prime Contractor Agreements. One set of contract documents are issued covering the multiple Prime Contracts. Prime Contracts are separate contracts between the Owner and independent contractors representing significant construction activities. Each Prime Contract is performed concurrently and closely coordinated with construction activities performed on the Project under other Prime contracts. All Work will be conducted in a number of continuous phases (refer to Specification Section 013200 Construction Project Schedule) structured to minimize interference with the activities of the District's personnel, and structured to permit the facilities to be occupied during construction and renovations at the existing school buildings. Work that has been phased for times other than the summer recess must be performed in a manner that minimizes interference with normal school operations in a manner that complies with the requirements of NYSED 155.5 "Unified Safety Standards for School Construction and Maintenance Projects". Each Prime Contractor is responsible for providing adequate manpower as needed throughout the course of the Project to maintain the overall construction schedule and milestone dates. See Specification Section 013200 for specific requirements. No work shall be performed in occupied areas of the existing building unless the work area is isolated from the occupied area in accordance with NYSED 155.5 Unified Safety Standards for School Construction and Maintenance Projects. Unoccupied areas of existing buildings during school holidays and breaks shall generally be available for construction between the hours of 7:00 AM and 5:00 PM. All work to be coordinated with and approved by the District through the Construction Manager. Activity and access shall be confined to the designated staging and construction areas. All exits and escape windows shall be maintained at all times. Activity in the staging area shall be conducted in a manner that causes minimal disruption to District operations. Any Work that requires disruption to existing building occupants, entries, exits, utilities, etc. shall be coordinated with and approved by the District through the Construction Manager. The start of the work day where noise is generated and disruptive to adjoining neighborhoods start time will be subject to local noise ordinances at no costs for compliance shall be passed onto the district. Contractors are subject to start and finish times of equipment in accordance with local noise ordinances and contractors are responsible for associated costs and maintain the schedule. All abatement work being completed during a scheduled District break during the school year shall be completed with two shifts (day and night) to ensure completion of abatement activities and teardown of decontamination unit by the time student and staff are schedule to be back within the buildings.
