Renovation of a residential development in Hightstown, New Jersey. Completed plans call for the renovation of a residential development.

Each bid must be accompanied by a bid security deposit of an amount equal to at least ten (10%) percent of the amount of the base bid, but not in excess of $20,000, the deposit may be either a certified check or cashier's check drawn on an incorporated bank or trust company payable to the order of the Owner, or a bid bond in favor of the Owner as a guarantee that, in case the contract is awarded to the bidder, he will execute such contract. Upon failure to do so, the bid security will become liable up to its full amount for any difference between the amount of his bid and the Contract which the Owner may be obliged to award another bidder or bidders. Bids must include all applicable allowances, unit prices, and numbered alternate bids. Visitor parking is provided in the lot across the street; prospective bidders need to allow themselves adequate time to find parking and submit their bid packages prior to the designated time. Bid documents will not be mailed to prospective bidders under any circumstances. Bidders shall use complete sets of Bidding Documents in preparing Bids. Neither the Owner nor the Architect will assume any responsibility for errors or misinterpretations resulting from the use of incomplete sets of Bidding Documents. Upon failure to do so, the bid security will become liable up to its full amount for any difference between the amount of his bid and the Contract which the Owner may be obliged to award another bidder or bidders. 1. Removal and replacement of designated asphalt shingle roofing system and fascia (on seven (7) buildings). Gutters, leaders and soffits will also be removed and replaced. 2. Removal includes but is not limited to the following: existing shingles, cap shingles, underlayment, flashing, etc., as shown on the drawings. 3. Coordinating roofing replacement with any existing rooftop piping/infrastructure conditions. 4. Installation of the following: a. Roofing felts b. Ice protection underlayment c. Stainless steel flashing (including stepped) d. New mineral-surfaced, self-sealing, glass fiber base asphalt shingles e. Gutters and leaders f. Soffits and fascia as required. 5. AU other work required to complete re-roofing work for roof areas as indicated on the drawings.
