Site work and new construction of a multi-residential development in Ottawa, Ontario. Completed plans call for the construction of a 122,000-square-foot, seven-story above grade, 133-unit multi-residential development; and for site work for a multi-residential development.

Affordable Housing for Seniors. The Project will consist of a 7-storey apartment building with a gross floor area of approximately 122,000 square feet and 133 residential units. This new building is a concrete structure on piles tie to the existing Retirement facility by a new underground tunnel. The successful Bidder will be required to furnish and maintain a 50% Performance Bond and a 50% Labour and Materials Payment Bond, each payable to St. Patrick's Home of Ottawa and any lender as dual obligee, covering the faithful performance of the contract including the requirements of the Warranty provided for in GC 12.3 Warranty, and the payment of all obligations arising under the Contract. The bonded amount shall be based on the full Bid Price, inclusive of the Harmonized Sales Tax HST. Comprehensive General Liability Insurance: The Contractor shall maintain liability insurance acceptable to the Owner throughout the term of this Agreement from the date of commencement of work until two (2) years from the date of Ready-for-Takeover. Liability coverage shall be provided for completed operations hazards from the date of Ready-for-Takeover, on an ongoing basis for a period of six (6) years following Ready-for-Takeover. Coverage shall consist of a comprehensive policy of public liability and property damage insurance, with all available coverage extensions/ endorsements, in an amount of not less than twenty-five million dollars ($25,000,000) per occurrence. Such insurance shall name the Owner, the City of Ottawa, the Lender, and any other person or party identified in the contract documents, as an additional insured with a cross-liability endorsement and severability of interests provision. The policy self-insured retention (SIR)/deductible shall not exceed ten thousand dollars ($10,000) per claim and if the policy has an aggregate limit, the amount of the aggregate shall be double the required per occurrence limit. A combination of primary coverage plus umbrella or excess liability insurance may be used. Anticipated Site Mobilization and Construction Start: End April 2025 Anticipated Date of Substantial Performance of the Work: Mid-April 2027 Official bid documents must be obtained from www.merx.com and bid submissions must be done through the Merx platform. *As of August 27, 2025, the submissions are still under review with the owner. A timeframe for a possible award has not been provided for publication. Further update may be available November 2025.
