Renovation of a mixed-use development in Edgerton, Ohio. Completed plans call for the renovation of a educational facility; and office development.
General Construction: Shall include but not limited to selective demolition work, new metal stud wall construction, plastic laminate casework, painting of interior walls, new ceiling grid and tile, new window in reception area, replacement of exterior storefronts and doors with access control capabilities, new restroom, new hollow metal frames and wood doors. Plumbing Work: Includes new fixtures, associated piping , saw-cutting and excavating as required to serve new restroom and new breakroom. HVAC Work: Includes a furnace, condensing unit, ductwork, air devices, exhaust fan, wall louver, and minor demolition and removal of existing furnace, ductwork, diffusers, and associated accessories. Electrical Work: Electrical work consists of, but not limited to demolition of power, lighting devices, light fixtures, mechanical equipment and technology devices. New work consists of power to new receptacles (surface raceway where required), lighting, and mechanical equipment. New LED lighting throughout the renovation space controlled by occupancy sensors and low voltage switches/dimmers. Fire alarm is not included in this project and is included in a separate contract. Technology Work: Includes improvement of bonding & grounding for telecommunincations, additional wire management, addition and rearrangement of horizontal cabling, A/V cabling, IP endpoints for phone system, miscellaneous AV cabling/devices, extension of the existing Telecor paging system, and sound reinforcement systems in Board Room and conference rooms. Wi-Fi Design and cable coils to required areas will also be provided. In areas where ceilings are to be demo'd, recover all ceiling mounted technology devices, secure existing cabling above ceiling, and store/reinstall technology devices after ceiling is replaced. A Bid Security in the form of a certified check, cashier's check, irrevocable letter of credit, or surety company bond pursuant to Chapter 1305 of the Ohio Revised code in the amount of 10% of the total bid shall accompany each bid; or a bid guaranty bond in accordance with Chapter 153.571 of the Ohio Revised Code in the amount of 100% of the total bid shall accompany each bid. A Lump Sum bid for the project will be received. The Owner reserves the right to reject any or all bids and to waive informalities, irregularities and/or errors in the bids to the extent permitted by law. This includes the right to extend the date and time for receipt of bids. *The bid list for this project may be incomplete.
