Renovation of a mixed-use development in Manor, Texas. Working plans call for the renovation of a educational facility.
To provide design-build services for the 22-005RFQ District Wide Campus HVAC System Upgrades Project, including assessment, replacement, repair, and upgrades to various types of HVAC units across multiple District facilities ("the Project"), as specifically set forth in the Request for Qualifications package ("RFQ"). Pursuant to the provisions of the Texas Government Code Chapter 2269, Subchapter G, it is the intent of the District to select a firm for Design-Build services in a TWO-STEP PROCESS. Construction is contingent upon certain activities being completed within a specific timeframe, which will permit the district to meet its contemplated schedule. If these activities are not completed when required, the district may not proceed with construction as anticipated. All questions regarding this invitation must be submitted in writing via Electronically before 5:00 p.m. on August 25, 2021. Further details are included in the District's Request for Qualifications package, including anticipated timelines for Steps 1 and 2 and project details. The District reserves the right to reject all submissions and to waive any informalities. The Scope of Work/Design Criteria shall include: A. Replacement of existing Roof Top Units, "HVAC Units" and "Carrier Units" as specified below (and/or assessment, repair and/or replacement as deemed necessary after assessment and approval of Scope of Work by Owner; B. Replacement of 86 Split Systems and Controls at a single Elementary. C. Assessment of Thermal Heat Pump & Water Loss Issue at a single Elementary School D. Replacement of Controls (including all optimization, calibration necessary to assure comfort of indoor air, as specified below, or assessment, optimization, calibration or replacement as deemed necessary after assessment and approval of Scope of Work by Owner). E. Cloud based maintenance and schedule management F. Integrated work order and maintenance request management G. Asset and life cycle cost tracking H. Automated utility bill import and monitoring I. Integrated analytics and AI J. Virtual temperature controls K. BAS controllers must use open communication protocol L. BAS controllers shall be programmable with freely available software M. User editable HTML5 based graphics N. Single user interface for all integrated facility management systems O. Facility management system integrated with BAS control to automatically manage schedules, work orders, and preventative maintenance tasks. P. Real time energy dashboard and active demand management Q. One year of monitoring based commissioning R. All necessary duct work to serve the systems included in the scope shown in the table below, installation of in-duct mounted, brush style, bar installation or other appropriate air ionizers within the systems included in the scope show in the table below
