Renovation of a multi-residential development in Campbell, California. Completed plans call for the renovation of a three-story above grade multi-residential development.

El Parador Senior Apartments are 125 units in a three-story wood-frame building on a 2.8-acre lot. The 1st, 2nd and 3rd floor corridor ventilation systems are inadequate. Given the senior tenant profile, the lack of adequate cooling during summer months presents a health concern requiring new ventilation systems upgrade, electrical system upgrade, and related works. El Parador is a fully occupied senior citizen facility owned by Santa Clara County Housing Authority (SCCHA). The building has three floors. Each floor has a corridor connecting three wings A, B, and C. The project includes demolition and disposal of existing systems and supply and install new complete HVAC systems at each wing on each floor. The new HVAC systems will be completely functional with ducts, and diffusers. The first and second floor ceilings are mostly T-Bar- Grid with tiles in between except one location at the Second-floor Zone C where the ceiling is sheet rock. The third-floor ceiling is sheet rock with accessible attic. The work includes exterior and interior repairs. Each bid must be accompanied by cash, a certified or cashier's check, or an original Bidders bond in an amount not less than ten percent (10%) of the total aggregate of the bid including all additive bid items. The "payment bond" must be in an amount of one hundred percent (100%) of the Contract Sum as determined from the prices in the bid form, including the base bid and all additive and/or deductive bid items accepted by SCCHA and identified in the award, and shall inure to the benefit of persons performing labor or furnishing materials in connection with the Work. This bond must be maintained in full force and effect until all Work is completed and accepted by SCCHA, and until all claims for materials and labor have been paid. The "performance bond" must be in an amount of one hundred percent (100%) of the contract sum as determined from the prices in the bid form, including the base bid and all additive and/or deductive bid items accepted by SCCHA and identified in the award, and must be so conditioned as to ensure the faithful performance by Contractor of all Work. It shall also include the replacing, or making acceptable, of any defective materials or faulty workmanship during the guarantee period(s). SCCHA reserves the right to amend through addenda, to reject any or all bids, to waive any informality in the solicitation process, or to terminate the process at any time, if SCCHA deems it necessary or in its best interests. SCCHA reserves the right to retain all bids submitted and not permit their withdrawal, unless authorized in writing by SCCHA's Procurement Representative, for a period of ninety (90) days following the bid deadline. SCCHA reserves the right to reject any bid, in whole or in part, that does not meet the requirements of this solicitation, including but not limited to, incomplete bids and bids offering conflicting, alternate or non-requested services. Contract duration: 3 years Contract renewal: 1 annual renewal Prices good for: 90 days
