Berkeley County School District is currently seeking qualifications packages from qualified professionals to provide construction schedule management services for the duration of construction of the new K-8 school in the Carnes Crossroads neigborhood located in Summerville, SC. *The list of planholders and/or interested bidders is not being tracked by the stakeholders involved with this project. The site is a previously undeveloped parcel consisting of 36 acres The building will be roughly 175,000 square feet, comprised of brick masonry construction with two stories. The completed school will provide the typical educational programming and will serve students from Pre-K through the 8th Grades. The first academic class will start school in August of 2023. I. Construction Schedule Management and Auditing a. Construction Schedule Management shall include periodic assessment and evaluation of Contractor Provided construction schedules including: i. Review of current contract documents, the schedule of values, and the initial construction schedule as well as the status of each. ii. Initial assessment and analysis of existing construction schedule. iii. Monthly schedule review to coincide with monthly payment applications, including claims for weather days. iv. Assessment and review of any change order adding time to the contract for reasonableness and adherence to the current existing schedule. v. Independent Critical Path Reporting and comparative auditing against Contractor's Critical Path Schedule. vi. Identification and reporting of existing and developing schedule risks; including mitigation and management strategies. vii. Audit of schedule of inspections. Comparative review and analysis of schedule of inspections against 3rd Party Firm's proposal and routine reports for schedule conformance. II. Owner's Schedule Consulting and Development a. Consulting and development of owner's responsibilities schedule for use by District Staff in project administration. b. Consulting and development of detailed schedules for the following Owner-driven projects required prior to building occupancy: i. Permitting and Inspection Milestone Schedule ii. School Naming Process Schedule iii. Color/Finish Selection Schedule iv. Furniture Design, Ordering, Delivery, Installation, and Closeout v. Technology Device (Owner Provided) Design, Ordering, Delivery, Installation, and Closeout vi. Playground Design, Ordering, Delivery, Installation, and Closeout vii. Other Owner Provided, Owner Installed Equipment Design, Ordering, Delivery, Installation, and Closeout
