The Urban Indian Center of Salt Lake (UICSL) seeks a Request for Proposal (RFP) from qualified Construction Management / General Contractors (CM/GCs) to complete our Circle of Wellness Project. The target amount of funding budgeted for this project is $2 - $2.75 million. Payments will be made upon the full completion of each phase of this project. The Urban Indian Center of Salt Lake's Circle of Wellness Project will be located at 1220 S West Temple and 120 W 1300 S, Salt Lake City, UT 84115. This proposal will expand the clinical and community functions of the Urban Indian Center, providing approximately 9,000 - 13,500 square feet of new space to allow them to serve members of the Salt Lake City community. The program for the clinical space expansion at 120 W 1300 S includes: 5 exam rooms, a reception / waiting area, a kitchen / break room, 10 offices, an open concept workspace consisting of 8 workstations, a dedicated laboratory, a dedicated prep storage room, an additional large storage room, a conference room, an IT server room, bathrooms as required based upon occupant load, and a generator room. The program for the new community space at 1220 S West Temple includes: a fitness center, an Elders' Council conference room, storage, bathrooms as required based upon occupant load and community garden space, the relocation of the existing sweat lodge and associated garden space, and an exterior water feature The successful respondent will: 1. Demonstrate a strong track record of delivering high quality projects within the project schedule 2. Demonstrate significant construction development expertise within culturally sensitive projects The scope of work for the Urban Indian Center of Salt Lake proposal consists of all associated project management, design, and engineering work throughout programming, schematic design, design development, construction documentation, and construction administration, along with community and stakeholder engagement, analysis of existing conditions and deficiencies, and a historic site analysis. Respondents are to propose innovative, progressive, and equitable methods of accomplishing the goals established by the zoning of the property and the needs of the community served by this project. This RFP process will inform the creation of the design proposal and its requirements included in but not limited to the list below: 1. Project Management 2. Inventory & Summary of Key Points from Existing Plans & Previous Public Engagement Efforts 3. Existing Conditions / Area Analysis 4. Community Engagement and Public Visioning Strategy 5. Draft Design Strategy including concepts and design guidelines 6. Final Design Strategy including concepts, schematics, and design guidelines 7. Final Design Strategy Report documenting objectives 1-6 This project is meant to propose a clinical expansion of 120 W 1300 S and to redevelop 1220 S West Temple into a Community Oriented Function space. Our Circle of Wellness project goals include: 1. To design efficient patient flow from the existing building to the new clinical expansion 2. To enhance and improve existing mechanical equipment and systems 3. To ensure existing exam and laboratory rooms meet QI guidelines 4. To renovate existing layout of clinic to avoid spreading contaminates
