Site work for a mixed-use development in Aurora, Colorado. Completed plans call for site work for a municipal facility.
As of 1/21/2022 this project has been awarded. A timeline for the construction start has not yet been established. The Box Elder Infrastructure Development - Phase 1 scope of work includes a mass grading project to support the first phase of infrastructure development, Second Creek storm drainage improvements, installation of a new, 30-inch regional sanitary service line along the west bank of Second Creek, installation of a new regional trail along the west bank of Second Creek, and construction of 60th Avenue from future Coolidge to Harvest Road. 64th Avenue and Denali Street from 60th Ave to 66th Avenue are already under construction and scheduled to be completed in January 2022. Future phases of infrastructure development will include the construction of 56th Avenue, Harvest Road, 68th Avenue, 60th Avenue west of E-470, and Tibet Street. All questions regarding this Request for Qualifications/Proposals (RFQ/P) must be by email and directed to: Gregg Johnson, Development Director at gregg@fulenwider.com. Unauthorized contact with other representatives of the Owner regarding this RFQ/P may result in disqualification of a Submittal. Questions are due no later than 5:00 pm on September 24, 2021. Responses to questions will be prepared and distributed by 5:00 pm on October 1, 2021. The Box Elder Development is a 727-acre site of vacant land located in the City of Aurora, just south of Denver International Airport. The project is a reverse L-shaped parcel and is bound by 56th Avenue to the south, future Tibet and Denali Streets to the west, Denver International Airport and future 60th Ave to the north, and future Harvest Road to the east. The stakeholders in this project are HM Metropolitan District 1 (owner); DIBC Cargo, LLC ; DIBC 56th and E-470, LLC; L. C. Fulenwider, Inc., the City of Aurora; Adams County; Colorado Department of Environmental Health & Environment (30-inch regional sanitary sewer); and the Mile High Flood District (Second Creek drainage improvements). The Project is expected to eventually include warehouse & industrial distribution, mixed-use, light manufacturing, high-tech industrial, commercial, retail, and hospitality (see Framework Development Plan for details). The overall duration of the infrastructure first phase of infrastructure development is estimated to be approximately 12-14 months. The future phases of infrastructure development could span a period of up to 5-years from the award of Phase 1 and the cumulative construction budget could be as large as $60,000,000.
