Site work, paving and new construction of a mixed-use development in Lethbridge, Alberta. Completed plans call for the construction of a 33,966-square-foot, one-story above grade fitness / recreation center; for site work for a water / sewer project; road / highway; and for paving for a road / highway.

Work of this Contract comprises the following: .1 Construction of a Community Based Recovery Complex with all associated off-site modular volumetric construction, module transformation, delivery, installation and complexing of the following buildings: Double Occupancy Men's Dorms Barrier Free Single Occupancy Men's Men's Dining with Kitchen Facility Men's Recreation Facility Administration Complex Central Corridor Link Utility Connection to the Units The Work of this contract includes three portions as noted below. This construction will include some work which can be completed offsite in a panelized fashion (fabrication and installation) and some site work which will be completed for site preparation and finishing work but will ultimately be the responsibility of this contract to complete the installation and interconnection. The following is a non-exhaustive list of items to be included within this contract: Site Preparation Services .1 Stripping of the site .2 Rough Grading of the site .3 Installation and coordination of foundations (screw piles) .4 Installation and coordination of the deep site utilities including water and sanitary. Sanitary pipes including a tank and a sanitary lift station are included in the site work. .5 Installation and coordination of the shallow utilities including power, telephone/data, Natural Gas etc. Modular Fabrication and Installation Services .1 Construction of Modular within building footprint .2 Construction of panelized roofing systems .3 Construction of temporary plug walls etc. and protection against weather through transportation .4 Transportation and storage of all constructed material to site. .5 Craning, setting and securing the modules on the provided foundation Interconnection and Finishing Services .1 Connection of mechanical and electrical utilities to the building at or around the building envelope. .2 Finishing of the building envelope, exterior and interior finished at marriage walls. .3 The assembly and interconnection of the modular units structurally, mechanically, and electrically. .4 Final commissioning of all building systems and completion of deficient items at and after substantial completion of the project. .5 Construction of skirting around the modular units .6 Construction of exterior decks, ramps and entrances to the modular units .7 Construction of roadways, approaches and parking lots .8 Final grading and landscaping of the site.
