Renovation of a municipal facility in Wellesley, Massachusetts. Completed plans call for the renovation of a municipal facility.
The Wellesley Town Hall was built in two phases spanning from 1881-1886 in the Richardsonian Romanesque Style utilizing mass masonry wall construction. The building is on the National Register of Historic Places and is widely considered as the iconic structure of the Town. The last major interior renovation was done in 1985. A comprehensive envelope restoration was performed during 2018-2019. This project will include spatial rearrangements, new elevator and stairwell locations, new MEP systems, new IT infrastructure which includes relocating the Town-wide server, new AV systems, and new finishes throughout. The exterior work will include a new accessible entrance, reconfigured parking, and new utilities. The Project will also comply with the Wellesley Sustainable Committee's Municipal Building Guidelines. Estimated $11.2M project cost. Firms interested in being prequalified must demonstrate that they have prior experience as a Construction Manager on a CM at Risk project of similar cost, complexity, building type (municipal government building utilizing mass masonry construction), age/period (1870-1930) schedule, and size as this project as it is further described below. The method of contractor selection has not been determined at this time. Request for proposals for design services is underway The architectural firm of Schwartz/Silver Architects Inc. is completing the Schematic Design Phase of this project. Construction documents will be completed during the summer of 2022. It is anticipated that the Construction Manager will be under agreement in early January 2022 while the construction documents are in progress. Construction is anticipated to take from January 2023 to April 2024 (Sixteen months) NTP week of January 17, 2022 Estimated Construction Duration: Sixteen months payment and performance bonds in a form acceptable to the Town of Wellesley on the Project in an amount equal to or greater than 110% of the estimated construction cost of the Project.
