Renovation of an educational facility in Berkeley, California. Completed plans call for the renovation of a 310,000-square-foot, 1,100-bed educational facility.

As of 4/18/2022, this project has not yet been awarded. A timeline for award has not yet been established. As part of a comprehensive effort to address an urgent student housing crisis and the challenges it creates for the campus and its urban neighbors, the University of California, Berkeley is constructing Housing Project No. 2 on the parcel bounded by Haste Street, Bowditch Avenue, and Dwight Way. Housing Project #2 includes three components: (1) student housing with associated amenities (Student Housing Component), (2) preservation and revitalization of significant open green space that that will commemorate the history and legacy of People's Park (Open Space Component), and (3) affordable and permanent supportive housing for formerly unhoused and/or low-income members of the community (Supportive Housing Component). The Student Housing Component and Open Space Component are the subjects of this Request for Bids. The Supportive Housing Component will be developed and managed separately by a non-profit partner under a ground lease with the campus. The Student Housing Component of Housing Project No. 2 will be approximately 310,000 gross square feet, and will accommodate up to 1,100 beds in apartment style units, and ancillary spaces to support the housing program, including but not limited to a retail food market, laundry facilities, meeting spaces, and offices and additional space for staff and operations. Site development objectives include the creation of flexible open space and commemorative elements that are integrated into the landscape and hardscape. The project is required to achieve Leadership in Energy and Environmental Design (LEEDTM) Gold Certification, a requirement of the UC Policy on Sustainable Practices. The proposed project will strive for LEED Platinum. Contractor documentation required for LEED certification is part of the CM/Contractor's scope of the project. The detailed design of shoring, fire protection, fire alarm, prefabricated metal stairs, facade, exterior building maintenance, and utility system seismic bracing in conformance with criteria indicated in the project documents will be delegated to the CM/Contractor. The detailed design of auger-cast piles in conformance with criteria described in the project structural documents will be delegated to the CM/Contractor. The CM/General Contractor will be allowed to self-perform some trades with University approval and bid process oversight. Questions concerning the RFQ are due before 2:00 PM JANUARY 26, 2022. Bid Security shall accompany each Bid. The surety issuing the Bid Bond shall be, on the Bid Deadline, an admitted surety insurer (as defined in California Code of Civil Procedure Section 995.120). The lowest responsible bidder will be selected on the basis of the best value to the University. The objective criteria and methodology used to determine Best Value are described in the Bidding Documents. The best value to the University is the selection resulting in the best combination of price and qualifications. The successful Bidder and its subcontractors will be required to follow the nondiscrimination requirements set forth in the Bidding Documents and to pay prevailing wage rates at the location of the work. The successful Bidder will be required to have the following California current and active contractor's license at the time of submission of the Bid: General Building License Classification, License Code B.
