Site work for a multi-residential development in Miami Beach, Florida. Completed plans call for site work for a three-story above grade multi-residential development.

The Neptune Apartments (the "Apartments") is a three-story building containing 35 studio apartments. It has an elevation of approximately 35' and holds an adjusted area of 16,227 sq. ft. on a 7,500 sq. ft. lot. The Neptune Apartments, built in 1925, is designed in the "Mediterranean Revival" style by Architect J.C. Gault and is a "contributing" property to the Flamingo Park Historic District. The Apartments are rented exclusively to low to moderate income tenants and is managed by the City of Miami Beach ("City") Department of Housing and Community Services. The City's intention is to correct the identified interior deficiencies and replace the existing windows with impact rated windows to improve the building's resiliency and provide enhanced security and safety to the residents of the Neptune Apartments. The scope of the construction project is covered within the set of construction documents, and is summarized below: 1. Access and acceptable egress must be maintained to occupied units at all times. 2. Contractor will relocate tenants and personal property to vacant units within the building as needed, and return them after work within the unit is complete. 3. Remove all existing windows and install new, impact rated windows. 4. Remove and replace existing flooring and replace with new vinyl floor tile, ceramic floor tile and polished concrete as indicated. 5. Repair/replace sub-floors as needed and as indicated. 6. Replace shower pans, showers, bathroom fixtures, bathroom flooring etc. as indicated. 7. Patch and paint walls and ceilings throughout the building interior. 8. Remove all interior lighting fixtures and replace with high efficiency lighting as indicated. 9. Install new high efficiency lighting fixtures where indicated. 10. Replace/repair kitchen cabinets as indicated. Q & A deadline: Oct 25, 2021 5:00:00 PM EDT Contract duration: 90 days This scope of work includes the relocation of the tenants and the tenants' personal belongings to vacant units within the building, as required by the scope of work, then back again upon completion of the work within the unit. Construction work will be completed 4 to 6 units at a time depending on available vacancies. The number of vacancies available may change without notice. The contractor will coordinate with the City's Tenant Services Coordinator at all times and will provide the skilled labor, equipment and materials required to move the personal belongings, complete the rehabilitation of the units, and then return the tenants and the personal property to the original units.
