The roof of the building is covered with a built-up roof assembly, which was replaced during the renovations in 1992 is now at the end of its life expectancy (25yrs). The roof currently leaks into the 4th floor lunch room and is damaging the ceiling. The leak varies in intensity from a drip to a constant pour depending on the intensity of the rain fall. The intent of the project is to replace built-up roofing assembly with vapour barrier, 254mm polyisocyanurate insulation, 6mm 2 layer modified bitumen membrane and 3mm traffic layer. Removal and replacement of existing flashings, claddings, lights, drain caps, lean to standing seam roof, exterior wall insulation, fire alarms, electrical disconnect, screws and sewer vents. Removal and re-installation of ducting, stairs, flagpole and platform assembly, guardrails, electrical disconnects, claddings, flashings, lights, sensors and penthouse access ladder.
