Renovation of a mixed-use development in Burnaby, British Columbia. Completed plans call for the renovation of a clubhouse / community center.
a) Demolition/removal of the existing skylight glass roof, glass walls, frames, and doors to allow for the construction of new roof, new glass walls, and folding doors located on the north elevation. A section of the concrete floor to be removed to allow for construction of new concrete footings and wood columns. i. The new glass wall with folding glass/wood doors, the pre-finished metal cap flashing, the cedar siding, and the wood trims are to match the existing colours; and ii. Install four (4) new 4’x4’ skylights on the new roof. (b) Fabrication and installation of 4’x8’ perforated decorative architectural screen panels for the front façade of the building structure located on the east elevation. i. The perforated decorative architectural screen panels shall be comprised of wood, preferably teak or fir, with a weather-protected coat to make it resilient for withstanding inclement conditions (e.g. rain, snow, etc.); and ii. The new perforated decorative architectural screen panels shall be mounted on steel post. (c) Fabrication and installation of the “Burnaby Mountain Restaurant” signage. The signage shall be made with aluminum or metal, and feature LED lights; (d) Prepare perimeter area of existing porch and section of the wall to construct new decorative architectural screens, support and base; (e) Materials used must be of high-quality that are weather-resistant and durable in inclement weather for this exterior structure; (f) Provide all necessary materials, supervision, labour, equipment, tools and transportation; (g) Provide a minimum of two (2) on-site meetings to review the access constraints and to discuss the opportunities/constraints relating to the work; (h) Providing ongoing updates to the project manager in regards to status and progress of project; (i) Supply all traffic control as and when required to ensure safe vehicle and pedestrian traffic through the Place of Work. Sidewalk access must be maintained at all times; (j) Provide a written strategy/methodology and identify the type of machinery/equipment that will be used to perform the work; and (k) Provide a construction schedule and notify the City two days in advance of any expected noise generation.
