The purpose of the Phase I Building Envelope Remedial Project is to stop damaging moisture intrusion, particularly on the Third and Fourth Floors. The remedial Scope of Work for Phase I is to seal wall penetrations, replace failed masonry control joint sealants, replace disbonded and cracked mortar on roof coping joints and the cornice joints with oversized backer rod and new color-matched sealant, seal Modified Bitumen Roofing System wall flashing laps, repair the Fourth Floor Modified Bitumen Roofing System at a large blister, restore a sound, dry roofing installation and coat the roof mat at a low area, glaze top-floor windows where the glazing is missing, replace failed perimeter sealants at windows, ensure top-floor windows can close completely, remove failed joint sealants and install and tool new color-matched sealant along window perimeters. The Contractor shall provide Full Time Project Management throughout the Project. The Contractor Field Superintendent shall Attend the Weekly Progress AOC Meetings and be prepared to maintain an updated Progress Schedule. The Phase I Remedial Base Bid Scope of Work consists of the following: a. Repair-In-Place Damaged Top-floor Windows to Permit them to Close Completely. Replace Missing Glazing with Aqua Glaze, DAP 33 Glazing, or equal. Remove Failed Exterior Window Perimeter Sealants on the Top-floor, Clean the Substrates and Replace Perimeter Sealants with Color-matched Neutral Cure Silicone Sealant. Glazing Section 088000 and Sealants Section 079200. b. Remove Cracked and Disbonded Parapet Limestone Coping Head Joint Mortar for All Coping, Clean the Substrates, Install New Oversized Backer Rod and Install New Sealant Joints with New Color-matched Neutral Cure Dowsil 790 Sealant, Pecora 890, or equal, Tool the Sealant for Adhesion and a Concave Hourglass Configuration. Sealants Section 079200. c. Seal Open Modified Bitumen Roofing System Perimeter Flashing Vertical Laps with Three-course Karnak 19 Flashing Cement and Fiberglass Mesh, or equal, to Create a Watertight Condition. d. At the Large Blister on the Modified Bitumen Roofing System, Perform a Roof Mat Repair in Keeping with Karnak Blister Repair Instructions. Remove Damp and Wet Insulation and Install New Components to Restore the Plane of the Roof Including a New Modified Bitumen Base Sheet and Finish Ply. Clean and Coat the Roof Mat with Inland Coating RC-1800 Silicone Coating, or equal, to Waterproof the Low Area Along the Open Perimeter Identified During the PreBid Meeting. Prepare the Surfaces and Seal Readily Accessible Wall Penetrations/Openings with New Oversized Backer Rod and Color-matched Neutral Cure Silicone Sealant, Tool the Sealant for Adhesion and a Water Shedding Configuration.
