This section outlines the scope of work included in building enclosure repair project at the Air Traffic Control Tower (ATCT) located at Witham Field Airport, Stuart, Florida, 34996. Refer to the appropriate specification sections for further information methods and components to be provided. In general, the Contractor shall supply all labor, equipment, temporary protection, tools, and appliances necessary for the proper completion of the work as required in the Specifications, in accordance with good roofing practice, and as required by the materials manufacturer, as amended. The work under this Section generally includes the following: 1. Remove and replace the roof assembly on the ATCT, including membrane, insulation, flexible and metal flashings and associated materials and components down to the existing structural metal roof deck. a. Remove and replace the rooftop access hatch as indicated. The existing retractable aluminum stairway shall remain. b. Remove and reinstall the existing rooftop unit (RTU), on top of a new roof curb, to facilitate roof replacement. c. Remove and reinstall rooftop lightning protection system and components as indicated. 2. Perform repairs to the existing exterior Portland Cement Plaster (Stucco) wall surfaces throughout the ATCT and apply a textured acrylic Exterior Finish System (EFS) to the exterior walls once repairs are complete. The EFS shall have an integral finish color as indicated in the Drawings. 3. Remove and replace exterior Portland Cement Plaster (Stucco) and wall sheathing around the top of the ATCT, above the Cab windows, as indicated in the Drawings. 4. Remove and replace all exterior windows on the ATCT tower as indicated. The existing sloped windows around the ATCT Cab shall remain in place. Remove and replace perimeter sealant around the ATCT Cab windows and wet seal all existing glazings. 5. Remove and replace the metal (entrance) door assemblies at ground level (Qty. 2). 6. Remove and replace the metal crawl-access door on the 8th level balcony (Qty. 1). 7. Remove and replace the floor (ladder) hatch on the 8th level balcony (Qty. 1). 8. Repaint existing steel rooftop guardrails, balcony guardrails and steel access ladder (and cage) as indicated. Provide miscellaneous painting of exterior building surfaces where indicated. 9. Disconnect and reconnect existing mechanical/electrical components to restore proper operation to rooftop and wall mounted equipment to facilitate the repair work.
