Demolition, site work, renovation and addition to a clubhouse / community center in Killeen, Texas. Completed plans call for the addition of a 3,385-square-foot clubhouse / community center; and for the renovation of a 18,000-square-foot clubhouse / community center.
The Killeen Senior & Community Center Expansion/Renovation project consists of minor expansions to several portions of the existing Community Center to accommodate Senior's needs, and renovations to the remainder of the Community Center to update that portion of the project. The new additions constitute approximately 3,385 square feet while the renovation portion of the project consist of approximately 18,000 square feet. The scope of work consists of concrete slab on grade foundation with structural steel superstructure, brick and metal panel veneer, metal studs, sheathing, GWB walls and ceilings, LVT, wood flooring, rubber flooring, ACT ceilings, ceramic tile walls and floors, toilet accessories, toilet partitions, food service equipment, carpet, millwork, lighting, plumbing equipment and distribution systems, electrical equipment and distribution systems, mechanical equipment and distribution systems, fire protection systems, solid surface countertops, landscaping, civil paving, drainage and underground utilities and other work as indicated on the drawings. Asbestos abatement may be a part of the scope of this project by the General Contractor. Owner may choose to have asbestos abatement work done prior to the Contractor beginning work on this project or they may choose to include it in the General Contractor's scope of work. This project is funded, in whole or in part, by federal funds from the U.S. Department of Housing & Urban Development. Contractor/Subcontractor(s) will be responsible for meeting all requirements set forth by the federal funds including the requirements of this Bid Packet Alternate-1: Construct two regulation pickle ball courts via third party design. Courts shall be constructed at a minimum with concrete sub-base, resurfacer layer, color coat and painted lines and as designed and specified by third party provider. Foundation shall meet all requirements of the project geotechnical report recommendations for paving and flatwork. Scope of work shall include 10' high chain link fence with gates as required, retaining walls as required and bleachers. Meet all code requirements including ADA and TAS accessibility requirements. Provide a minimum of four duplex electrical outlets to the courts at locations to be coordinated with the owner and architect. . Alternate-2: Construct 16' x 53' watertight metal outdoor seating area canopy at north side multi-purpose dining 136 per the drawings and as otherwise required for a full functioning outdoor shade canopy. Provide concrete foundation, steel superstructure, joists, metal deck and roof drainage system as required. . Alternate-3: Provide and install a fully functioning dishwashing equipment line in dishwash area 138b. Provide all required foodservice dishwashing equipment, power, water, sewer and other utilities as required including connections, testing and any required certifications by the health department. Alternate bid price shall include a $75,000 equipment allowance for the dishwashing equipment only FOB. All other costs required to provide a fully functioning dishwashing equipment line shall be included in the contractor's alternate price or general construction bid price. . Alternate-4: Provide and install a fully functioning power operated gymnasium divider curtain spanning the full width of existing gym 145 at the midcourt line and allowing for fire code egress on ends as required by code. Provide all required power, circuiting, structural connections, and reinforcement for the suspension and functionality of the curtain. Curtain shall be power actuated electric winch type, key operated motorized draper "roll up gym divider curtain" (or approved equal) customized as required to accommodate the existing single slope roof structure.
