Renovation of a mixed-use development in Danbury, Connecticut. Completed plans call for the renovation of a educational facility; and laboratory facility.

Work consists of all labour, tools, materials, and equipment necessary for the removal and replacement of the existing science labs including related fire protection, plumbing, mechanical, and electrical systems. Work also includes all necessary hazardous materials abatement. Questions regarding this request for qualifications and proposals can be directed to Charles Volpe, Purchasing Agent, via email at c.volpe@danbury-ct.gov. The deadline for requests for information will be at 10:00 A.M. on February 9, 2023. A bid bond in an amount not less than five percent (5%) of the amount of the bid shall accompany each bid. A non-collusion statement for Prime Contractors and any addendum acknowledgment must also be submitted at the time of the bid. A performance, labor, and materials bond in an amount equal to one hundred percent (100%) of the accepted bid will be required. This contract is subject to state contract compliance requirements, including set-aside (twenty-five percent (25%) SBE and six and one-quarter percent (6.25%) M/W/DisBE) and non-discrimination requirements enforced by the CHRO. The City of Danbury reserves the right to accept or reject any or all bids and to award the contract to the bidder deemed to be for its best interest. The Work generally includes, but is not necessarily limited to the following major elements: 1. Removal of selected building materials and components, including selected existing fire protection, plumbing, mechanical, and electrical systems. 2. Removal and offsite disposal of limited asbestos and hazardous materials. 3. Offsite disposal of all removed materials. 4. Demolition of selected existing masonry walls with construction of new, including infill. 5. Removal and replacement of existing casework and cabinetry, including fume hoods, as well as the provision and installation of new where indicated. 6. Removal and replacement of flooring, base, ceilings, and visual display boards. 7. Removal and replacement of doors, frames, and hardware. 8. Provision and installation of signage and appliances, and painting throughout. 9. Provision of cutting/boring and patching/firesafing for any new penetrations of any diameter. 10. Provision and installation of new concealed sprinklers in new ceilings, connecting to existing sprinkler system. 11. Plumbing: a. Removal and replacement of sinks with new epoxy resin, integral with countertops. b. Removal and replacement of existing point of use acid neutralization tanks under sinks within cabinetry. c. Removal and replacement of existing freestanding emergency eye wash/showers, using tepid water. d. Removal and replacement of gas jets with new that have emergency shutoff valves and mushroom shutoff switches. e. Removal and replacement of waste and vent systems and domestic water piping. f. Provision and installation of new DI water faucets, one (1) per floor. 12. Mechanical: a. Removal of existing lab hood exhaust systems (fans, associated ductwork, controls, etc.). b. Removal and replacement of the existing perimeter fintube radiation, associated steam trap, pneumatic control valve, and actuator with minor replacement of some existing steam and condensate piping. c. Removal and replacement of existing ceiling diffusers/grilles where indicated. d. Cleaning of existing ductwork. e. Testing and balancing of existing fans, duct coils, etc. to remain. 13. Electrical: a. Removal and reinstallation or replacement of light fixtures, switches, and occupancy sensors, where indicated. b. Removal and reinstallation or replacement of receptacles, power devices, fire alarm devices, speakers, clocks, and other network devices where indicated. c. Provision and installation of new circuit breaker in existing switchboard to feed the new transformer. d. Provision and installation of new panelboards. e. Disconnection and removal of existing electrical connections to indicated exhaust fans, located on roof, where indicated. C. Work is to be phased per the Drawings. Fourth floor work is to be completed in Summer 2024 and fifth floor work is to be completed in Summer 2025. Refer to Construction/Phasing Schedule & Execution below
