Site work and new construction of a mixed-use development in Johns Island, South Carolina. Completed plans call for the construction of a 10,000-square-foot, one-story above grade fire / police facility; and for site work for a fire / police facility.

The Fire Equipment Maintenance facility at 825 Main Road, John's Island, SC shall be a preengineered building, single story, at approximately 10,000 sf. The building should contain three (3) drive through bays with 14'x14' overhead doors and positioned to maximize the traffic and air flow of the property. The far right bay should have an overhead support beam that can handle 5 tons with a chain hoist trolly. This bay will also be designed to accommodate oil changes and grease with overhead reels. There will need to be one dividing wall on the left side of the building to separate the bays from the office/personnel space. The personnel space should accommodate a locker room, shower, restrooms, kitchen with eating area, IT room, shared office space, training area, and storage. All personnel entrances should have an awning. A septic tank system and storm water drainage system directed away from the septic system and building shall be included. This project should be constructed to address applicable laws governing the development of similar facilities in South Carolina, including but not limited to, building codes, Charleston County zoning ordinances, and codes relative to DHEC and SCDOT standards. Myers, at dmyers@cdi-sc.com by 12:00pm local time, November 29, 2021 St John's Fire District ("Owner") is requesting proposals from qualified General Contractors for the design and construction of a fire station maintenance facility located at 825 Main Road, John's Island (Parcel ID # 2820000130). The Design/Build project will consist of single story, four bay pre-engineered metal building with a restroom, shared office space, classroom, storage, kitchenette, parking spaces, and a concrete driveway. This request seeks to identify the combined qualifications of the general contractor, project design team, and cost proposal that are in the best interests of the St John's Fire District. The proposals submitted will be evaluated based on the information submitted for each category within the proposal. The St. John's Fire District is seeking a cost-effective and highly qualified partner, and reserves the right to reject any and allsubmittals.
