State of Delaware, Office of Management and Budget, Division of Facilities Management, is seeking to engage the services of a Construction Management (CM) firm for the Delaware Health and Social Services (DHSS) - New Delaware Home for the Chronically Ill (DHCI). The selected CM will provide the following services: pre-construction services as required, to include but not be limited to, cost estimating, bid package development and bid solicitations, and construction services as required, to include but not be limited to, managing the bidding packages, coordinating contractor work, phasing the project, and overseeing construction. The current DHCI exists on the grounds of the DHSS campus on Sunnyside Road in Smyrna, Delaware. After an assessment study and analysis of the existing DHCI, it has been decided to construct a new DHCI on this same campus. The new DHCI will be planned for 150 beds at a budget of $50 million, and this will be a skilled nursing facility. Planning for this new facility anticipates that all basic patient services will be provided in the facility including, but not limited to, the following: : o Facility Administration Office Area o Medical Records Storage o Patient Rooms o Kitchen w/ Loading Dock and trash disposal facilities o Dining Hall o Medical Exam Rooms o Dental Care o Pharmacy o Laundry o Nurse Stations o Staff Training o Multi-purpose/Activities/Exercise/Visitation Rooms o Chapel o Grounds Improvements for bus circulation, patient walking trails, courtyards, and a pavilion Simultaneous to this selection process, an architectural/engineering firm is being sought for the design and construction administration of the project. Work will include, but not be limited to, sitework, selective demolition, concrete, masonry, structural steel, carpentry, HVAC, plumbing, electrical, and fire protection. No other information is available concerning this project, and site visits will not be available until after a selection is made.
