HVAC and Energy Upgrades - Phase 2 at Monsignor Powers ** General Bid Deadline 1/5/22 Time 11:00 A.M. Required for DCAMM contracts over $150,000, Highway Division contracts over $50,000. Contractor Qualification DCAMM Certificate Estimated Cost $3,402,094 w/ ADD Alternates 1. HVAC Upgrades: Adding heating and cooling to all of the individual apartments with an air sourced heat pump system. Adding a Variable Refrigerant Flow system to heat and cool common spaces. New mechanical equipment will be placed on the roof. Individual direct exhaust system will be installed in all of the bathrooms and kitchens. The existing exhaust systems will be decommissioned and removed. This scope incudes hazardous material remediation. Other modifications to the interior and exterior of the building as herein described and shown on contract drawings. 2. Electrical Upgrades: Replacing the main electrical switch gear and adding electrical distribution to accommodate the additional electrical load of the HVAC Scope. Replace existing light fixtures throughout the building as noted on the drawings. This scope incudes hazardous material remediation. Other modifications to the interior and exterior of the building as herein described and shown on contract drawings. 3. The building is fully occupied. Work within the apartments shall be completed in multiple phases. Phasing scheme described on contract drawings. All work and schedules of work that occur within the units must be coordinated with the relocation agency who will organize the moves of both furniture to remove them from the way and moving the tenants out and moving them back in. 4. Construction Activities PRIOR to Overall Unit Phasing: a. Electrical Infrastructure: New Switchgear and Electrical Distribution to operate the AC Equipment upon completion of each phase. b. Roof Infrastructure: Mechanical units, equipment support, piping supports and distribution up to balcony ceilings. The Project consists of: HVAC Upgrades, consisting of adding a heating and cooling to all of the individual apartments with an air sourced heat pump system, adding a VRF system to heat and cool common spaces, and adding a direct exhaust system in all of the bathrooms and kitchens. Electrical Upgrades, consisting of an electrical distribution system to accommodate the additional electrical load of the HVAC Scope, and an alternate for new light fixtures throughout the building. The building is fully occupied. Work shall be completed in multiple phases. The units which are currently occupied will be vacated for a period of 5 days each in a maximum stack of 4 per week. The work of this project will have to be phased with the relocation of residents which will be coordinated with a relocation agency, under separate contract.
