Renovation of a residential development in Rock Island, Illinois. Completed plans call for the renovation of a residential development.

The bidder shall submit a project plan using the design standards below that is in compliance with allapplicable HUD, EPA, and State of Illinois regulations as well as all local building and zoning codes. Theplan must include a clear project timeline and budget with line item costs. The contractor shall act as thegeneral contractor for the project using subcontractors as required. Subcontractors that will be required should be clearly identified in the project plan. Looking for a licensed contractor for a light demo. This will include the inside walls and ceiling downto framing material. The basement ceiling paneling, wood cabinets, work benches, and few fixtures.All drywall, wood paneling, insulation from the walls and ceilings must be removed into properdisposal containers and sent to the landfill. All Millwork such as baseboards, window casing, doorcasing, and interior door slabs will be disposed of as rubbish. The exterior doors and window sasheswith frames shall be left intact in place. No structural framing members shall be removed or remodeled from this project. Mechanicals, electrical, and plumbing lines shall be left in the walls andfloors. Floor coverings shall be left intact, cover as needed during the demo process. Looking for goodbroom sweep once debris has been removed. The will be no power at the site, must have cordless tools or supply own generator if needed. Alternative specifications shall be considered only if they are clearly justified, cost effective, and meetall project objectives. The contractor shall have 30 days to complete the work from the date of contract signing. Change work orders over the course of the project are strongly discouraged.. Bids shall be reviewed for pricing, experience, previous work history, references, State Licenses, StateRegistration, insurances, bonds, subcontractors, equipment owned, equipment rented, operator experience, and financial stability. The City at its sole discretion shall decide after a review which contractor, if any, is responsive to the invitation to bid. All bidding and award procedures undertaken bythe City in regard to this project shall be consistent with the City adopted procurement procedures.Submitted bid prices shall remain valid for 60 days after bid opening.
