Home Forward's public housing property known as Peaceful Villa currently has 70 units of primarily one-bedroom apartments. The 4-acre site on SE Clinton and SE 47th Ave covers two tax lots. Using a combination of 4% LIHTC, OHCS LIFT, and potentially other local, state and federal funding, Home Forward seeks to develop a combination of approximately 180 - 200 units consisting of: studio, one, two-bedroom and three-bedroom units, plus community and property management space. Funding sources are subject to change. Home Forward will be the developer and owner of the property. Home Forward intends to select the architectural firm that best demonstrates knowledge and experience of cost-efficient design principles and has the ability to work well as part of a project team that can meet cost setting goals. The architecture firm must have strong graphic, written and oral communications skills and intellectual flexibility. Home Forward is looking for proven ability to engage in positive discussions with the community, an ability to navigate the City of Portland permit process, and a diverse and highly qualified team of subconsultants.
