Renovation of an elderly care / assisted living facility in Edmonton, Alberta. Completed plans call for the renovation of a 40-unit elderly care / assisted living facility.

Ottewell Manor lodge is a 40 unit, 1 story complex that is located at 6675 -92 Avenue Edmonton, AB. This project is a design build project that includes providing all engineering, labour, equipment, materials, supervision and permits required to remove and replace the existing heating boilers and domestic hot water system. The new system must be designed (or signed off/ stamped) by an engineer licenced to practise in the province of Alberta. Remove and handover existing boilers, pumps, expansion tanks and any associated piping, electrical or other components that are not to be re-used for the new heating system. Supply and install a new boiler system for heating the building using existing piping and equipment outside of the mechanical room. The heating boilers shall be sized to accommodate the heating load as well as the domestic hot water load. Every effort should be made to optimize efficiency and cost. To address reliability risks, the design should allow for 1 boiler to be out of commission (for purposes of service or repairs) and still provide the building heating requirements. Boilers shall be piped in a manner to ensure heating water is not pumped through a boiler that is not in operation (primary/ secondary loops with closely spaced Tees, low loss headers, etc). Heating boilers shall be Near Condensing commercial type with modulating gas valves. Every effort should be made to optimize efficiency and cost. GEF will also consider fully condensing commercial type boilers as an alternative providing they meet all other requirements outlined within the Scope of Work. The new piping required for the system shall include all new isolation valves, check valves, air scoops and strainers. Estimated Value: $50,000 to $100,000 *The value for this project is based on a financial range.
