You are invited to offer a Proposal to the Unified Government of Athens-Clarke County (ACCGov), Owner, to provide Commissioning Services during this projects pre-construction phase, design phase, and construction phase as described herein for the Costa Building Renovation Project. The project will provide renovation and capital improvements to extend the life and usefulness of the building facility located at 133 East Washington Street to include interior space and layout revisions, provision of Americans with Disabilities Act (ADA) access, upgrades to mechanical and energy systems, and provision of a fire sprinkler system. This capital construction project is to be funded through the Special Purpose Local Option Sales Tax Program, SPLOST 2011, Project 32. The project will be broken into at least two distinct phases. Phase I will include the preparation of demolition, package scope of work for the hazardous material remediation, gutting of the building, removing of inoperable or failed systems, and replacing only adequate systems necessary to stabilize the building in preparation for future build-out. Phase I will also include limited construction administration services during the demolition and remediation phase. Phase II will include working with and assisting the Owner with space programming, the preparation of design concepts and development of the selected concept into construction documents, bidding assistance, and construction phase administration services.
