Renovation of a mixed-use development in Saint Louis, Missouri. Completed plans call for the renovation of a educational facility; and laboratory facility.
Interior renovation to create an interactive classroom, simulation lab, debrief room, and a skills lab. (1) Project consists of alterations to the School of Nursing in Seton Hall -PHASE II. (2) Architectural work shall consist of: A. Work in Seton Hall will include the creation of a skills lab; an interactive classroom; a debrief room; a simulation room, a control room and a data closet. (3) Mechanical work shall consist of: A. Work in Seton Hall will include: a. Existing fan coil units will be removed. b. All existing system piping will be replaced to furthest extent possible within scope of the project. c. Existing 2-pipe systems will be modified as required to ensure existing equipment outside of project scope remains capable of heating/cooling upon completion of construction. d. Existing pneumatic controls will be removed. All new control components will be DDC and will connect to0 the existing JCI facility management system. basement mechanical room. Unit will have a chilled water cooling coil and hot water heating c oil. The unit will serve the Ground Floor (future phase) and part of the First Floor. f. Terminal reheat and space temperature control will be provided by zone level via VAV terminal units. These units will have hot water heating coils. (4) Electrical work shall consist of: A. Work in Seaton Hall will include: a. Lighting Systems: i. LED luminaires with a color temperature of 3500 Deg K 80 CRI or better will be used for general lighting. ii. LED luminaires will be provided with dimmable drivers and will have a minimum rated life of 50,000 hours (LED board and driver). b. Lighting controls: i. Controls for lighting will include manual switching and automatic controls to reduce lighting levels or turn off when space is unoccupied. ii. Automatic shutoff will be achieved using a combination of vacancy sensors, and occupancy sensors. Lighting controls will be installed in all renovated areas. c. Emergency Lighting: Emergency lighting provided by batteries in a select number of the general lighting fixtures where required. Exit signs will be edge lit LED type luminaries with battery backup. 5.Technology System Design: A. Work in Seton Hall will include: a. All technology communication system design will adhere to UMSL's IT Design Guidelines and be coordinated with approved IT personnel. b. System Integrator/Vendor shall provide all equipment, components and software required. Communication contractor shall provide all supporting pathways and cabling. For Mannequin Simulation system, all pathways and cabling requirements shall be coordinated with Mannequin Simulation Integrator/Vendor. 6) Fire Alarm and Communication System: a. The existing fire alarm systems will be modified as required to accommodate renovation. b. Fire alarm control panel (FACP), Annunciator panel, pull stations, smoke detectors, audible/visual devices, duct detectors, power supplies, monitoring locations, programming, etc. as required by the NFPA. (7) Security - Access Control and Active Shooter Lockdown: a. Access control system shall include provision of new card readers at designated classroom locations. The access control system shall be re-programmed to accommodate. b. Active Shooter Lockdown shall be provided as designated classroom locations and shall adhere to UMSL standards. (8) Plumbing System Design: a. New plumbing fixtures will be adde. Existing fixtures will be replaced with new like fixtures. Waste and vent will be extended to the nearest existing waste and vent stacks. New water piping will be extended from the existing vertical supply pipes located throughout the building above ground floor ceiling to serve ground floor fixtures. New water piping will be extended from the existing vertical supply pipes located throughout the building above the first floor ceiling to serve first floor fixtures. (9) Fire Protection Sprinkler System Design: a. Provide delegated design for fire protection contractor which will include relocating or removing existing heads, installing new heads and modifying existing fire sprinkler branch piping The Owner reserves the right to waive any informality in the bidding and to reject any or all bids. CONSTRUCTION ESTIMATE: $1,200,000 MBE (15%), WBE (10%), DVBE (3%) *Individuals with special needs as addressed by the Americans with Disabilities Act may contact Bobby Spence (314) 332-4555. Cast-in-place concrete, including concrete materials, mixture design, placement procedures, and finishes. 1. Interior framing systems as supporting elements for partitions, framed soffits, furring, etc. 2. Interior suspension systems as supporting elements for ceilings, suspended soffits, etc. 1. Interior gypsum board. 2. Exterior gypsum board for ceilings and soffits. 3. Tile backing panels. . Provide the installation and termination for a complete grounding and bonding system. 2. It shall be the Contractor's responsibility to follow recognized installation practices. 3. Compliance with codes and standards shall be required to achieve specified performance and network reliability. Work shall be performed under this Contract on campus of the University of Missouri - St. Louis, at Seton Hall; 1 University Blvd.; St. Louis, MO 63121 Contractor shall perform all work in the designated areas by June 30, 2022.
