As of October 4, 2022, construction is underway and will be complete spring 2023. Project No. 21-078, DUNHA 164813, 19522.21.MNR Olmsted County, with Kraus-Anderson Construction Company (in an Agency Construction Manager role), will receive multiple prime bids for the Government Center and Annex Building Steam Replacement project. Contractor shall include in its bid all work described in its Work Scope, regardless of similar or same work is specified in other Work Scope. Contractor shall include in its bid costs for all safety provisions, daily clean-up, housekeeping, security, temporary barricades or partitions, dust or sound control, protection of existing finishes, utilities or systems, as applies to the Contractor's scope of work. Contractor shall coordinate and cooperate with other contractors, CM and Owner to erect, maintain, and remove such provisions. It is the responsibility of the responsible trades: electrical, plumbing, heating, building controls, fire sprinkler, and fire alarm to make sure to keep all occupied areas of the government center/annex functioning and operational. Any costs associated to keep the floors functioning and operating need to be included in their base bid for the responsible trades noted above. Any disruptive activities to the existing government center operations and annex building shall be completed before or after business hours. The costs of these activities shall be included in the base bid. This includes the cutting of steel studs. Demolition, cutting of steel studs, screw in sheetrock, hammer drilling, saw cutting, other similar activities will need to completed before or after business hours. Prior to working in the jail area contractors will need to follow the security protocols for working in a jail environment. a. Steam service to Government Center and Annex from Waste-to-Energy is ending b. Condensing Boiler Plant (heating water) will be created in the Annex Building basement i. 4 condensing boilers, with flues and intakes through roof ii. Connection to existing secondary system in Annex iii. Connection to 5 secondary sub-systems in Government Center c. Chilled Water Plant will be created in the Government Center Mechanical Room; 2 new 300 ton electric-drive chillers using existing cooling tower capacity i. Demo of two existing absorption chillers ii. Existing electric-drive chiller remains (3 years old) d. New chilled water and heating water (glycol) pipes under 4 th Street e. Alternates for humidification in each building i. Government Center - 3 low-pressure electric steam boilers located in Mechanical Room, feeding existing piping and humidifiers ii.
