Renovation of a library in Palos Heights, Illinois. Completed plans call for the renovation of a library.
The location of the project site referenced herein is the Second Level Youth Area at the Palos Heights Public Library located at 12501 71 st Avenue, Palos Heights, IL 60463.1. All existing conditions and materials, whether noted as existing to remain or not, are to be protected for the duration of construction. Any cost associated with the repair and/or replacement of damage caused by the contractor or trade for the duration of construction will be sole responsibility of the general contractor. 2. Flooring: a. Remove existing carpet and adhesive, prepare concrete slab for installation of new carpet tile, and install new carpet tile and base. b. Remove all existing floor tile in a manner that requires the least amount of floor prep once removed. Review new materials to be installed in these areas and prepare subflooring to industry standard dictated by the flooring manufacturer. c. The base bid shall include the moving of all furniture and equipment in YTS Workroom 210 designated to receive new flooring. d. Provide a $2,500 allowance in your bid for floor preparation as a line item to be billed hourly as required for preparation to install the new flooring and include the hourly rate. e. All areas designed for new flooring shall also receive new vinyl base whether noted or not. f. Include alternate pricing (ADD) to remove existing carpet, nosings, base and adhesive, and provide and install new flooring and nosing at Stair ST-A2. 3. VDE/Fire Life Safety a. Provide all required coring from the nearest column/wall for the installation of new floor boxes as indicated in the bid documents. Actual distances and routes shall be the responsibility of the contractor. Removal and replacement of level 1 ceiling or other finishes for the install of conduit or other equipment shall be included in the base bid. b. Where new VDE are noted to be installed in existing walls or gypsum ceilings to remain, all work associated with removal of the existing gypsum board and/or ceiling tile for installation of the new devices and repair and finishing of the existing conditions to remain once the devices are installed shall be included in the contractor's base bid whether noted or not. c. No lighting substitutions will be allowed. d. Blocking and or additional support required for the installation of new light fixtures or any other equipment requiring blocking shall be included in the base bid. e. Provide new voice and data as shown in documents including terminations to existing switches/server, location to be verified at the pre-bid walk through. All data cable shall be min CAT 6a and shall be plenum rated. f. As required by the City of Palos Heights Fire District regulations, all fire/life safety devices shall be run entirely in color coded conduit (red). g. Any and all abandoned conduit or raceway, or fasteners in the existing slab shall be removed to 1 inch below the level of the slab minimum and filled for a smooth floor. *Interested General Contractors need to contact Alex Krug at akrug@product-architects.com to be added to the official planholders list.* Each complete bid (1 original + 2 copies) must be accompanied by a bid bond, cash, or a certified check payable to the order of the Palos Heights Public Library, certified by a responsible bank for an amount not less than ten percent (10%) of the total amount of the bid, as a guarantee that the bidder, if awarded the Contract, will furnish a satisfactory performance and payment bond, execute a contract for the full scope of work, and proceed with and complete the work within the agreed upon project schedule. Upon failure to do so, the bidder shall forfeit the amount deposited as liquidated damages and no mistakes or errors on the part of the bidder shall excuse the bidder or entitle them to a return of the aforementioned amount. No bid will be considered unless the bidder shall furnish evidence satisfactory to the Library Board of Trustees for the Palos Heights Public Library that the bidder has the necessary facilities, abilities, experience, equipment and financial and physical resources available to fulfill the conditions of the Contract and execute the work, should the Contract be awarded to it. Bidders will examine the plans and specifications and also the location in which said work is to be done and judge for themselves all the circumstances and surrounding conditions affecting the cost and nature of the work, and all bids will be presumed to be based on such examination, familiarity and judgment. The Board of Library Trustees reserves the right to reject any and all bids, and to waive any technicalities and irregularities in the bidding and to hold the bid proposals for a period of thirty (30) days from the date of opening set forth above. The Board of Library Trustees reserves the right to accept the bid that is, in its judgment, the best and most favorable to the interests of the Library and to the public. The successful bidder will be required to comply with the provisions of all State of Illinois and federal laws concerning public works projects as well as the State of Illinois Human Rights Act and the regulations of the Illinois Human Rights Commission. In addition, the successful bidder will be required to comply with the Illinois Prevailing Wage Act. The Owner is contracted with GT Mechanical for all HVAC temperature control work and shall be contracted for all new HVAC temperature control work by all General Contractor's bidding on this project.
