Request for Qualifications (RFQ), Construction Manager at Risk (CMAR) For Eastside Annex Notice is hereby given that the City of Tucson, hereinafter referred to as "City";, is conducting a competitive TWO-STEP process to select a qualified construction manager/general contractor to provide design phase assistance and complete construction services as the Construction Manager at Risk (CMAR) for the Eastside Annex. Notice is hereby given that the City of Tucson, hereinafter referred to as "COT", is conducting a competitive TWO-STEP process, in accordance with ARS Title 34, to select a qualified construction manager/general contractor to provide design phase assistance and complete construction services as the Construction Manager at Risk (CMAR) for the new East Side Annex which will include Police Station facility to be located at the intersection of E. Camino Boleadoras and S. Kolb Rd., Tucson, Arizona The estimated construction cost is approximately $2,500,000.00. The CMAR team will be required to closely work together with the Architect and City of Tucson. The design and construction teams will be responsible to define, monitor and stay within the project budget and schedule. The budget is set for this project and additional funds are not available. The CMAR contractor for the project will ensure the team is adhering to the project schedule and will be responsible to provide continuous cost and constructability alternatives throughout the design and construction process. The CMAR firm will engage in an active role during the pre-construction services and serve as the General Contractor for the construction of the project. At some point prior to construction, the CMAR will assume the risk of delivering the project through a Guaranteed Maximum Price (GMP) contract. GMP means the sum of the maximum cost of the work; the CMAR's construction fee; general conditions fee; taxes, bonds, insurance costs; and bid contingency as proposed and approved pursuant to Article V of the CM@R Standard Terms & Conditions contained herein. The approved GMP will be made part of the Construction Services Agreement by executing an amendment or additional amendments for phased construction. The CMAR will be responsible for construction means and methods. CMAR may be required to solicit bids from pre-qualified subcontractors to perform the work. SBE Program requirements are applicable to this project.
