Renovation of a mixed-use development in Tyler, Texas. Completed plans call for the renovation of a educational facility.
Plans call for custodial services laundry facility renovations at St. Louis TISD Operations Center at 2800 Walton Road, Tyler, TX 75701. Project includes: Demo and renovation of existing restroom and laundry facility so that additional washers and dryers may be installed in order to keep pace with district needs and increase efficiencies in this service area. General Scope: Contractor to provide complete and functional finished product. Supply and install two additional commercial washing machines including all electrical, water supply and drains to specifications. Supply and install two additional commercial dryers including all electrical, ventilation and relocation of current units and service per specifications. Renovate current laundry facility and restroom as specified. Specific Scope: (See Additional Details and Specifications in Plumbing Plan Notes) 1. Reroute existing sanitary sewer lines and add new drain trough- DO NOT tie into existing SS line-to accommodate newly renovated restroom and additional washers per specifications. Verify all existing MEP with owner. Verify Sanitary Sewer route and location with owner. 2. Existing dryers to be relocated and shifted to accommodate 4 units in a row, installed on new concrete pads (see specs). Dryer vent penetrations to be sealed and new direct penetrations to be made. 3. Contractor to provide and install new wall studs Green board used in potentially wet areas, include wall and ceiling insulation, 2x2 lay-in ceiling grid, tiles, wire. 4. Use existing light fixtures. 5. Provide installation of lavatory and water closet in new restroom area. Install ADA compliant handrail. See detail rail and valve. Note: Existing floor mounted commode, flush valve and sink to be reused. New mirror provided. New P traps, supply lines, faucets and stops to be provided and installed. 6. Finishes for restroom: provide and install ceramic wall tile to ceiling- color and tile pattern to be owner choice. Ceramic floor tile, matching grout, sloped to drain. Tile base. 7. Other areas- patch to match existing floors, reseal, providing baseboards. 8. Relocate ventilation as required, refer to specifications and consult owner prior to changes. 9. Low voltage devices reinstalled by owner. 10. Contractor to provide one year workmanship warranty. Standard manufacturer warranty on equipment.
