Renovation of a residential development in Toronto, Ontario. Completed plans call for the renovation of a residential development.

Please note that this is a 2 stage simultaneous submission process. Vendors are required to submit a simple response to the attached RFQ as well as their bid documents prior to the closing date. Vendors that pass the qualification process will have bids opened. Complete restoration and reconstruction of building including demolition of part of rear addition. New HVAC, mechanical, electrical, structural and all interior fixtures are required. Interior of building is substantially demolished. In collaboration with both the City of Toronto (the funder) and Toronto Community Housing (the owner), Dixon Hall is acting as the construction administrator to complete the interior renovation of two Cabbagetown rooming houses. The houses, which are currently vacant and have the interior finishes demolished, are to be utilized to house those experiencing homelessness or are currently in the shelter system. The tender is a two stage process: Stage 1: Review of RFVQ submissions: Vendors with a mark of 70% or over will move onto the second stage Stage 2: Opening of bids: Vendor bids will be opened and the lowest qualified vendor will be awarded the work. The rooming houses at 220 Carlton and 41 Rose are both designated/listed as heritage. The houses are vacant and currently have all non-essential components (walls, flooring, electrical, plumbing and hazardous materials) removed. Dixon Hall has retained ERA Architecture (41 Rose) and EVOQ Architecture (220 Carlton) to act as the lead consultant for all design, permitting and construction administration required. The project's objective is to create a clean, functional, open living environment to facilitate a sense of wellbeing for residents and ease of management for the owner. Dixon Hall anticipates structural repair, reconfiguration of interior walls, and addition of bathrooms and general reconfigurations of floor plans to be a part of the renovation. The assumption is that the general contractor be able to complete all structural, life safety, electrical, plumbing and landscape work required.
