Renovation of a medical facility in Langley, British Columbia. Completed plans call for the renovation of a medical facility.

The new Langley Health Unit will be located in the #101 6470 201 Street, Township of Langley community and will serve City of Langley area, and surrounding communities. The Public Health Unit is anticipated to be approximately 20,000 square feet in a low-rise overall well maintained and functional Class B building consisting of concrete foundations at grade and tilt-up concrete panels. It will be comprised of waiting room, reception area, intake room, exam/consult rooms, medication room, large storage, and communications room, open workstations, touchdown areas, group therapy, Sound Booth Testrooms and other related support services as outlined in the Functional Program. The construction/renovation work (collectively the "Work") that requires management and delivery may consist of the following but not be limited to: a) Abatement of hazardous materials as (required) b) Demolition, removal and disposal of existing improvements, walls, ceilings, interior glazing, millwork, and various finishes; c) Removal or modification of mechanical, plumbing and fire suppression systems; d) Removal or modification of electrical and data distribution systems; e) Supply and installation of new building system components specific to FHA needs/requirements including new partition walls, doors, frames, door hardware, new entrance, and accessibility ramp; f) Supply and installation of interior glazing; g) Supply and installation of ceiling work; h) Supply and installation of new floor, walls and wall finishes; i) Supply and installation of new electrical, emergency power, data, and security systems (revised circuiting) as per electrical design and FH performance requirements; j) Installation of materials to be as per relevant construction drawings and specifications; k) Revisions to sprinkler layout as required by design; l) Supply and installation of complete HVAC system including, but not limited to, ductwork, diffusers, fans, controls and RTUs as per mechanical design and HA performance requirements; m) Supply and installation of millwork and minor fitments and accessories such as blinds, shelving, monitors etc., including owner-supplied contractor installed fitments and furnishings and all backing, blocking or other required supports; n) Supply and installation of all required seismic restraints per code; o) Mechanical work also includes the supply and installation of assorted fixtures such as, but not limited to, sinks, water closets, reheat, radiator repairs, line replacement, associated controls and adapt existing utility controls; p) Building envelope new built and/or repairs or improvements - not expected; and q) Telecommunications and fire alarm systems. r) Connection into existing building systems with landlord approved sub-contractors. s) Installation of owner supplied fixtures or equipment.
