Site work, paving and renovation of a mixed-use development in Spokane Valley, Washington. Completed plans call for the renovation of a library; for site work for a sidewalk / parking lot; for paving for a sidewalk / parking lot; and water / sewer project.

The full scope of work is outlined in the Contract Documents. In general, the project is a new 27,500 sf structure of concrete slab on grade, structural steel and wood frame, glulam beam, and wood joists with wood decking, rigid insulation, and a single ply roof membrane. The exterior walls are constructed of wood framing and sheathing with continuous rigid insulation and metal panel or CMU exterior finish. Mechanical systems consist of electric condensing units VRF fan coils and DOAS for heating and cooling. Site work includes excavation, on-site drainage, paving, curbs, walks, site lighting, landscaping and irrigation system, as well as coordinated connections to existing sanitary sewer, water, power, gas, and telephone, provided by others. The project estimate is approximately $11,000,000. Bids are to be submitted on the Bid Proposal form provided in the Contract Specifications. A Bid Bond is required. Contract Documents for project noted above can be reviewed on or after January 20, 2022, at Integrus Architecture plan room he designated plan room. While maintaining social distancing, bidders may drop off bids before 3:00PM at the entrance to Integrus Architecture. b. Alternates/MEP/Structural Steel lists due before 4:00PM at Integrus Architecture. c. Public opening of bids and alternates at 4:00PM in front of Integrus Architecture. d. Please send only one representative from each company to allow for maximum social distancing. Individuals with disabilities who may need special accommodations to participate in the public bid opening meeting should contact Jose Barajas, Integrus Architecture, Inc., (509) 838-8681, no later than five days before the scheduled date of the meeting so that arrangements can be made The Bid number and submittal date must appear on the outside of the submitted bid envelope. Any firm failing to submit its proposal in accordance with the procedures set forth in the Instructions to Bidders may be considered non-responsive. In or included with the Base Bid Proposal Submittal, the Contractor shall have filled out and/or completed the following sections of the GENERAL CONTRACTOR FORM OF PROPOSAL and provided the following information: Total Base Bid Amount. Acknowledgement of receipt of Addenda. Contractors name. signature, date, title, address, phone number, Seal, registration, and expiration date. Bid Guarantee. General Contractors Qualification Statement (AIA A305) and AIA A305- Exhibit A. AIA A305 Exhibits B-D to be delivered within 48 hours of bid opening for two lowest bidders along with (Section 002115) Supplemental Bidder Criteria. n or included with the Alternate Bid Submittal, the Contractor shall have filled out and/or completed the following sections of the GENERAL CONTRACTOR FORM OF PROPOSAL and provided the following information: Alternate Bid Amounts. NOTE THAT ALL ALTERNATE BID AMOUNTS SHALL BE FILLED IN WITH AN AMOUNT. FORMS WITH ANY ALTERNATE NOT FILLED IN WITH A DOLLAR AMOUNT SHALL BE CONSIDERED NON- RESPONSIVE. Statutory Subcontractor Listing (Form in Section 004200). The Prime Mechanical and Prime Electrical subcontractor responses to Section 002115 - Supplemental Bidder Criteria,Supplemental Bidder Responsibility Criteria Questionnaire if included in bid requirements, may be submitted up to 48 hours after submission of the Alternate Bids. Contractors may choose to submit all bid documentation at one time, but it must all be submitted with the Base Bid Proposal at 3:00PM PDT, if this option is chosen. No proposal may be withdrawn, except with the express permission of the Owner, after the hour(s) set for the opening thereof, unless the """Notice of Intent to Award""" the contract is delayed for a period of sixty (60) calendar days.
